I have learned not to trust my builder since signing the initial contract back in February '07. We are going to closing in 2 weeks (June 25) and have been talking to a lot of friends who say we should get an inspection done before our final walk thru. There have been a number of mistakes that I have discovered along the way that I have had the builders correct since I have been fortunate enough to be able to visit the jobsite at least every 2-3 days since the start. I have probably already answered my own question, but just wanted to see what others thoughts were.
Also, who would you recommend in the Dallas-Fort Worth area that you would consider to be a reputable and trustworthy home inspection company? |

Yep, you have answered your own question. I recommend inspections to all of my customers because you can never have too much information about your biggest investment. To find a reputable inspector in your area, go to the American Society of Home Inspectors website (ASHI) to see who they suggest. |

Yes! We didn't and had a brand new home and were naive about a couple of topics we thought would never arise.
After a couple of years, the siding started warping. The verbiage in the contract didn't address the manner of lawn seeding and our 1.5 acre property ended up a weed-bed due to the negligence of the builder in not seeding properly. They actually didn't put down any topsoil and the seed was not screened.
We had no other issues, but those two were large issues! We settled for less than what should have been done - the siding and lawn should all have been redone in full. So, yes, be careful of contractual language also if they do any lawn installations! |

You have this right to know about your home fully. A home Inspection is sometimes the best way to do this, especially if your builder has not given you reasons to trust them. I always recommend this to my clients, even the ones I build for. Things, even in the best situation, get missed and having an extra pair of eyes looking out for you is a good idea.
Do it now!! Get your Realtor to set this up for you. If you do not have one, then you can go to the following website to find a Nationally Certified Home Inspector in your area: http://www.nachi.org/.

I disagree with the previous answers.
As a homebuyer of new construction you are protected by law which is not the case for the purchase of an existing home, and the builder must provide you with a warranty. That means that except for cosmetic issues, you do not need to find defects at the time you purchase. If you are in doubt about your rights as a buyer, check with the salesperson who should be able to provide you with a copy of your warranty prior to closing. |

Yes Get a home inspection. The house should be under warranty from the builder but if you do not know what to look for you will not know what to ask for . Many times the work is contracted out to unskilled or minimally skilled immigrant workers or even day laborers. |
