Is it a bad idea to buy a 1 bed/1 bath home?
I'm moving to the northern Virginia area, and I'm looking to buy a condo or a small home. It's just me, so I figure a 1 bedroom and 1 bathroom condo or house would suffice and it'd be less expensive. However, many people are telling me that it's better to get a 2 bedroom with 2 full bathroom home if I want to resell eventually and get a serious profit. I've been told that it'll be really hard to sell a 1 bedroom place as well. Is that true? Anyone have any experience with this?

Skip the condo, and stick with a house. Condos have HOA fees that make them much more expensive then houses.

You will be hard pressed to find anything with one room. A 2 bed 1 bath home is a better investement. 2 bed 2 bath as actually rather unusual.

From my personal opinion, buying a 1 bd/1b is a bad idea. Only because when you go to re-sell, your pool of buyers is much smaller. In our nations current economy, many areas are losing value, so make sure whatever you purchase, you purchase right. So talk with people in the area, find out what the market has been doing, if properties are taking more the 3 months to sell, have prices been rising, have they been dropping, or are they stable. If prices are dropping, like they are here in Michigan, you might want to make sure you work with a good Realtor. A Realtor that will be honest and frank with you regarding what properties are selling for and not what people are asking for their properties. Those 2 prices can be miles apart. Good luck.

If it is a one bedroom condo, yes. One bedroom house, no.

There will always be someone like you looking for a one bedroom condo some time in the future. But people looking to buy houses are more often looking for more space.

If you are going to wind up selling it then I think it'd be a wise idea to go with a bigger house. There's a much more majority of families looking for 2bed/bath house so the chances of you selling a one bed/bath house are low..and will take more time.

What you have been hearing is correct. It is hard to sell a 1bd/1ba home. If you can afford a larger one, it will make you more money when you resell.

if you are planning on re-selling it, you will want something bigger. if it were me, i'd buy the small house because you could probably pay it off fairly quickly and then, if you stay in the northern VA area--in the future, you could buy a bigger house and rent the small one out. i think many singles would love a small, nice house to rent. just some options to think about.

I personally think it would be difficult to resell. Basically, your only buyers would be single people, so right away no families will even look at it.

THEIRS ALWAYS PEOPLE IN YOUR SHOES LOOKING FOR A 1 BEDROOM,1 BATH AND I DON'T THINK IT WOULD BE HARD TO SELL IT, THE PAYMENT WILL PROBABLY BE ALOT BETTER ON YOU THIS WAY TO!!
