usualy when a person says paying cash they mean they don,t have to sell their own home to purchase yours. No one can purchase a house legaly for actual cash using a soliciter.Laws have put in place to stop money laundering.
Good luck with the sale.

I bought my last 4 houses' for cash (not in pound notes obviously) but a cash buy ie No mortgage or any other type of finance. This happens many times in country areas where a buyer has sold a house in a city and has enough equity in that property to pay cash for the cheaper country home.

Cash means that they have the funds on hand, not sitting a suitcase that they'll bring to closing. Many title companies won't accept cash since they're concerned about money laundering. Make sure you have a nice earnest money deposit and you should have a smooth experience.

it probably just means they sold their home and don't need a mortgage, not that they're really bringing cash to table
No mortgage needed by buyer, no approvals, no last minute problems
you can ask for proof of purchasing ability

Speak to a solicitor who deal with properties you will have to speak to one anyway to sell you home..

madnob
as long as you use a solicitor for the deal,no problem.

I sold my first house for cash. It just means the buyer does not have to get a mortgage

Carol1841
If someone has made you a cash offer, it usually means that they have the funds available in their bank and basically do not have to rely on a mortgage. Very rarely will they have a wad of £50 notes to hand over.

However, about 5 years ago, new money laundering rules came into play in the UK where solicitors acting on behalf of people selling their house have to do specific checks on any buyer who they think has obtained money from unconvential sources, i.e. off-shore bank accounts. If your solicitor who is dealing with your sale is doing his job properly, he will carry out the necessary checks on the buyer before proceedng to exchange of contracts, thereby preventing you from selling to a buyer with dodgy funds.

As long as the transaction is done legally through a solicitor, you shouldn't have any problems. I can understand your concerns, but it may be worth while explaining the situation to your solicitor - he will make sure everything is ligitimate and above board.
