Sure, especially if it was the 'demo' or sales unit - the builder pays particular attention to quality in those, because everyone makes buy/build decisions based on what they see there. |

the builder won't discount the sale of the House if you do not use an agent to represent you.
you need inspections and walk through
don't let anyone tell you since it's new you don't need to do this. |

i did an my mom has twice with no problems. usually new houses are a little more expensive but they have all the new energy saving stuff also. Just make sure you have someone with your interests look over the paperwork. worked out fine for us. |

New houses definatley give you the option of getting exactly what you want. custom tile, flooring, countertops, etc. But alot of the new houses these days are getting smaller backyards, and they are closer together. So if you want a little more room, i suggest older house, but newer, custom made living, i suggest newer house. |

Sure as long as they have a good rep. I bought our house from a construction/real estate team. The wife was the real estate agent, the husband the builder. I got an excellent deal because they were also friends of my mother so I got a great discount and one of the best houses in the price range. I haven't had ONE problem with our house and we've been here for 3 years. It's also an older house that was stripped down and rebuilt. |

We live in west central Florida and purchased our subdivision home from the builder. The home was planned and the foundation had been laid, but it was considered an "inventory" home. We were able to get the kitchen done differently than the model home (because I wanted it that way). We got to pick all the colors - exterior paint, door, carpet, countertops, etc.
The home was not finished on schedule, but that is typical for construction projects. Fortunately, I already owned a home nearby, so we had a place to live. Some people live out of state, sell their homes, and then when the new home isn't ready they have to live in a motel for an undetermined length of time, with all their worldy possessions stored in a van, so we still felt fortunate.
If you are having a home built, you need to keep on the construction managers butt so he will have it done, if not on schedule, soon after.
I believe the builder had a warranty for the home, which was good because the windowsill in the master bedroom leaked and eventually had to be replaced.
We also got the home at a decent price. As the street became more built out, the prices went up. Also, we had our choice of corner property or "conservation" lot. We picked corner property, "conservation" lot is just looking out on a bunch of weeds. And we didn't have any neighbors for almost the first year. :D |

a very good idea - don't need a realtor. - can get a very good deal especially now-a-days.
you just have to do the backyard and the front yard landscaping - but it can wait - no rush but you have to landscape though.
