Sorry, I should clarify: Is it better to buy a SMALLER home in more desirable neighborhood or a BIGGER home in a less desirable neighborhood. Less desirable meaning in the suburbs.

If you take the first option there are several advantages. 1. The house will cost less. 2. When you fix it up it will have a greatly increased value. 3. If you have children they will have access to better schools. 4. You will live in a better place. For the second option you probably will pay close to the same amount for the "nice" house, but the other options will be reversed.

Yes,Buy the crappy house.Fix it up.Then you have a nice house in a desirable location.Our realtors always told us it's better to be a lower priced house in a good neighborhood than the most expensive in the same neighborhood.People may not be able to afford that one but may be willing to pay more for yours.

It is better to get the 'crappy' home in a desirable neighborhood. You can probably get a good price for it as it would need some work. Then you work on it and make it yours, make improvements. Eventually if you do want to sell and move on, you'll have made your improvements and be located in a nice area.

If you were to buy a nice home in a less desirable are, it may work against you later on. You may have a harder time re-selling it down the line. But ultimately, you choose the house that you will call home. You are the one who's going to live in it, so you should definitely enjoy it.

It's a better investment to buy the worst house in the best market. You can fix the house, you cannot fix the neighborhood.

I'd go for the crappy home in the desirable location, if those were my only two options.

Having a nice house doesn't mean much if you get your car broken into every weekend (or worse).

It can go either way....a crappier (or smaller) home in a large neighborhood will give you the oppotunity to fix it up and potentially make money on top of any appreciation at time of sale....

However....

I would look at the larger house in the not-so-nice location very carefully...in the vast majority of cities across America, the current trendy (EXPENSIVE) location used to be the slums. Research the market, see which areas are primed for redevelopement/revitalization, and buy a decent home there. Then ride it to the top. Of course, this only works if you can afford to take this risk, if you don't have kids to worry about getting into a good school system, your willingness to get your car stolen, etc...

depends are you going to have the funding to make this crappy house more desirable? It isn't going to improve your situation if you can't bring the house up to the neighborhood standard.

If your handy or have access to cheap labor the crappy 1 is best. All the other homes in the area will bring your value up. Bring that home inline with the others and you'll make $$

If you buy the best home you will help bring all the others up in value

Neither. I've always heard that the two homes you don't want to own in any neighborhood are the most and least expensive.

DEFINITELY the crappy home in a good location. That's what I'm renting right now and it's the only house I've ever considered buying, even though basically everything was broken when we moved in and the place is cheaply constructed. But so what, right? The yard is huge and the wilderness is right around the corner, and I love living here. I'd hate to live in a nice new house in some horrible housing development.
