Is it better to have a two story or a one story house?
I'm buying/building a new home in austin tx and would like some input from ya!

Is land cheaper if you build up instead of out? Do you get a bigger yard, are they any advantages?

There are advantages to building either one. As for the single story, there is no worry about stairs if you have small children in the house or someone with physical disabilities. Also, it is easier to be tuned in to what is going on in all rooms of your home when built on one level as opposed to wondering what might be going on upstairs as you prepare dinner.

There is huge money savings in building a two-story as far as material costs go. You will spend roughly half as much on foundation materials and roofing materials if you build a two-story home as compared to a ranch home of the same square footage. The upper level offers an opportunity for privacy if all bedrooms are separated from the main floor living areas.

In many ways, it is all a matter of personal preference. The attached article points out some other things to consider as well as expands on a few of the things I mentioned.

It's much cheaper to have a two story if you are looking into having a big home. However, if this is where you plan on spending the rest of your life you need to think about climbing stairs. When you're in your 60's on up it won't be as easy as when you were in your 30's and 40's.

It costs less per square foot to build up than out., per cost manuals. You have less roof to build and less foundation to build. The costs of going up are less than foundation & roof an average. You do get a bigger yard, if you keep the same square footage: 2000 sf 1 story vs 2000 sf 2 story.

And going up & down stairs is always good for your health!

It is cheaper to build up. That is the only advantage to a two story house other than the obvious cosmetic features (they just look better) and you may get a bigger yard.

If you have small children you have to worry about the danger of them falling down the stairs, or in our case the kids bedrooms were upstairs and the master bedroom was downstairs. When they were small I didn't want them playing upstairs alone and when they were older they made a lot of noise with horseplay and such. Things we wouldn't have been bothered by had we lived in a one story.

If bedrooms are upstairs and the laundry room is downstairs, it can be a pain carrying laundry up and down the stairs. In our 2nd two story the laundry room and all the bedrooms were upstairs and that was great, but then you have the worry of water leaks and that sort of thing. Just some things to think about before you make the decision........Good luck with whatever you decide!

I think there is a good side for both.

One story houses get hotter, two story, the first floor stays cooler. One story houses, there is no running up and down the stairs, specially if the laundry room is on the first floor and the bedrooms on the second. Two story houses, the second floor stays cleaner, since the kitchen and living room are on the first floor and they are like a magnet when the family is together. Plumbing problems are a pib for two story when the leaking is from the second floor, e.g. the bathtub is leaking, it will show on the cealing (lucky if it doesn't fall, depending on the leak). Two story houses give you a sense of freedom and there is more light and usually better air circulation. Privacy is better in a two story house since bedrooms are usually upstairs.

Its cheaper to build up than out, so in that way a 2 story is better. Also, your energy costs will be less in a two story home.

Stairs are great for exercise, but are also something to be considered if you are planning to have any older people living there or you plan to retire there. If you do desire a two story home, you can always have one bathroom and one bedroom downstairs and that solves that.

Two stories are more stunning and classic in style, and a better use of space. Mostly its a personal preference.

Generally it is cheaper to build up with stick building. Foundations on one level homes tend to be expensive for all the masonry work. Bigger house, more yard to mow. lol

You need to consider your location, but if you have a family or are considering having a family one day I would go with a 2 story! It is much easier to keep the messes (toys, blankets etc.) contained to their areas. It also makes bed time easier because when you are downstairs in your living room the kids are less likely to hear you and want to keep coming out to see what is going on.

It all depends on you, and the neighborhood your in. If all the houses are 1 story, dont build a 2 story house! And vise versa. If all the homes are mixed, think about how large your family is. For more people, I would go for a 2 story house.

You pay based the lot size, so you could really put either type of house on the perfect lot size for you.
I think it's more important to think about the style of house that works best for your lifestyle. If you have small children, a ranch might be best because you won't risk them falling down the stairs or something like that. You also have to factor in the floorplan. I personally don't have children and don't want a 2 story house where the master is o nthe first floor because then the whole second floor is wasted space. That eliminates a lot of house plans out there. I think your personal preferences will probably eliminate a lot of the houses out there, then it's just a matter of price.
