My taxes are escrowed and I have no complaints. My sister pays them herself and every year she is in a panic trying to gather up enough money to pay her taxes. I don't even lose out on interest, the bank pays us whatever interest was accrued on the taxes we paid in each month. It seems like a win/win to me. |

An escrow account has the advantage in that you will not forget to pay it, the lender is sure that you will not default, and they will give you a free loan that is repaid over the next year if the amount was not calculated exactly right.
The disadvantage is that you are paying it in advance each month and not earning interest on the money prepaid. |

If you pay your own taxes, naturally your payments will me lower. Just get a personal loan for 12 months. You might be paying some interest but you're helping your credit rating. |

It is truly up to you. I prefer to have it escrowed because I don't like getting hit every year with a big payment. This way I can budget my money easier. |

Ofcourse, if they find that you CAN'T pay your taxes, at year-end, you just go to jail for a while! |

If you are a very disciplined person its better to pay them yourself. The reason why is because if you have an escrow account your money is sitting there most of the year and not collecting interest etc. But if you have trouble coming up with large sums or saving its best to have an escrow account and pay it in small monthly amounts. |

Unless your able to write a check for hundreds, sometimes thousands of dollars to pay your real estate taxes then it is best to set up a escrow account and make the mortgage company responsible for insuring timely payments. If taxes are not paid then certificates can be issued against your property. |
