It is for sure not rude but it is not nice either. I think you should pick one agent who will devote his/her time to find the "perfect" house for your no matter how long it takes. All agents are accessing pretty much the same market and will pull up the same houses. So different agents will most likely offering you pretty much the same properties.
During the time you are working with one agent, this agent will learn more and more what homes you like or dislike that means this one agent will be able to show you more and more homes which meet your criteria and needs. |

As a realtor, I will not work with someone without an agency agreement. I will not show one single house without an agreement. Now if I deal with someone who has multiple agreements - he is going to be on the hook to pay me and everyone else.
If that's OK with my client, it's OK with me. |

you should do the opposite.
b; you should find and contract with an exclusive
buyer's agent or at the minimum, a BUYERS agent.
and never ever let an agent that you hire also rep the seller.
never permit the agent to show you any listings from his office.

Real estate agents are professional sales people. I discovered in a commercial deal that a client was using another agent and myself because the Seller told us that we were asking about the same properties.
If you tell both of us what you want in a house, and your wants are broad, you'll never find a house. If you have very specific needs (handicapped accessible near a football field), then we'd be showing you the same properties. |

It's probably considered a violation of your contract with the agent. Most agents give themselves protections to guard against doing what you're suggesting. Many agents, for instance, will include a clause in the contract that if you find a home through another source, the agent still receives commission even if they had nothing to do with the eventual sale.
Besides most property agents all work from the same database anyway so it really wouldn't help all that much. Two different agents would probably find nearly identical leads for you. |

Unless you have a written agreement with an agent you are not "using" him. You are giving him an opportunity to sell you a house.
However, remember he has no loyalty to you, only to the seller. He is NOT your friend and will not watch your back. You should have a Buyers Agent to protect your interests. |

What do you do for a living? Would you want a person to hire you to provide a service for them at the same time they retain the services of several others and then only pay one of you? We also have families to support, mortgages to pay and college to pay for.
I never represent anyone as a buyer's agent unless they sign an agreement to only use me, nor would any realtor who has been around the block a few times. You may very well find inexperienced realtors willing to run in circles for you, but do you really want someone with limited experience advising you and negotiating a contract on your behalf?
Also, keep in mind that all realtors have access to the same listings in any one area. You should be more concerned with finding one experienced and accomplished realtor to represent you, rather than several who will only devote part of their time helping you when they realize other realtors are also involved. Find someone with a CRS designation who you like and trust and then allow them to help you. That's what we're here for. |
