Any time you are alone in a public place, you have to consider your safety.
In an Open House, the best thing to do is have a co-host, not just for your safety, but also for the security of the home and its contents (you can't watch EVERYBODY at once).
As a realtor, I find it a wonderful opportunity to invite a colleague who is unfamiliar with the neighborhood, or a new realtor, who is trying to learn the job, or even a mortgage broker, to co-host with me. This way I have company and we can share information, and both get a benefit from the experience.
If you are selling by owner, invite a friend or neighbor, and offer some refreshments, and good conversation, in exchange for the time.
If you choose not have a co-host, then I would suggest telling a friend/spouse/broker about the open house (time, date, location) and say you will call in to him/her every 30 minutes just to say all is well.
Let your friend know that if they do not hear from you on schedule, they should call you first - and if they do not get an answer, they should call the police.
This plan works really well as long as you keep your cell phone on you and remember your call schedule (and to answer when your safety net calls).
Or, if for sale by owner, ask one of your neighbors to check on you every 30 minutes. They probably won't mind.
I also carry pepper spray at open houses, and on showings. And I do mean that I carry it - I keep it in one hand (mine looks like a purple writing pen, so it's very innocuous). I bought it at a gun store for about $10. Because you just never know. Better safe than sorry.

I have done it, but I prefer not to.
Some of the Realtors in my office pair up for open houses.
I do have a check in system in place, I have taken self-defense classes and always scan the property so I know where the exits are. |

It depends. If the location isn't safe, then no I wouldn't. But if you prepare the home with an escape route before you open, then you should be ok. Funny story: went to my open house, opened all doors including patio door for escape route. Someone comes to the door, rings the bell, opens the door and sticks his head in, and ask is this home open? He was very large African American (I'm white), I say sure! As I back up to the patio door... He says great! Let me get my wife. They bought the house! lol
Always plan an escape route, never lay your cell phone down, always have it in your hand or in a pocket. If you board provides self defense classes take them. |

yes, i work at a real estate office, and ive heard some crazy stories about open houses, you should always have someone there to help you, especially if your a woman. there are some crazy people out there. |

I know many realtors do them alone, but there have been many reports of female realtors being sexually assaulted while showing homes... I would consider co-hosting with another agent (or a friend/spouse) or maybe even with a mortgage broker, title company, etc. Better safe than sorry! |
