I work in an estate agency and I always feel it's better for the vendor to show the house fully furnished, as opposed to the agent showing an empty house.
Firstly, the vendor will know more about the house than the agent could ever know - some of the questions viewers ask are so stupid, the agent couldn't possibly be expected to know the answer (eg, how many children live near here? When was this room decorated?) Secondly, it's much easier to see that the little 3rd bedroom will take a single bed if there is a bed in the room. The vendor and viewer can also discuss what is likely to be included in the sale.
Empty houses are often cold as the heating is usually switched off and the agents' schedule means we usually don't have more than 10 minutes to do the viewing, when the viewer may want longer.
The only benefit I can see from an empty house is that (as someone else said) there is unlikely to be an upper chain. |

depends on the condition of the house and your furniture... if you have really fancy expensive furniture and decorate well, then usually it sells better before you move out... if you are a messy person and/or have cheap delapitated furniture then just the opposite.... also if there are holes in walls or stains on floor then furniture can hide those at least long enough until buyer is already mentally committed... |

No. I think it is easier to sell if viewers can see it as a home & not just an empty shell.
If you do move out beforehand, leave some furniture & pictures etc. to make it look warmer & more welcoming. |

Usually it is easier to sell a house when it is vacant, as this breaks the chain, so it frees up a house in the chain. |

No, its a pain in the bum, you have to keep going back to show clients the house and they don't always turn up.You may have an estate agent who will take the keys for you and show people around, but they are few and far between unless your property is worth a fortune, You still have utilities to pay also as a few people are saying the house will sell better if people see it with furniture. Good luck with your sale. |

Depends on what price bracket your home falls in. There are two different classes of buyers. The "lower left" who have a green sofa and purple love seat who think they go great together because they were free from the side of the road prefer to see a vacant home and be able to do a quick purchase. The "upper right" prefer all the staging to make sure their high end "investment" will look socially acceptable.
The ones in the middle kinda fall in between both. But many buyers tend to shy away from occupied homes and do not really look at the details because they feel they are annoying the seller or tenant. |

depends a lot on the condition you leave it in,if show room condition, you will still sell,but no guarantee of getting the price you want, as sometimes,its the way your home is laid out that actually sells it,proving there's enough room for a double bed etc:.
But if you do move,leaving it empty,make sure all the paintwork is tidy,carpets are fresh,cleaned preferably,leave some curtains and lights,and make sure to do your gardens up,back and front,people are already deciding at this point whether they like the house |

I agree with fidgety...Some people find it hard to imagine how an empty house would look with furniture in. If you move out leave a minimal amount of furniture in to show what each room could be used for etc.. |

I bought my house after I viewed it when empty. For me I would prefer an empty house but I have often read that prospective buyers do normally prefer to view a house when it is occupied. |
