not inmy experience, you have to be very low income and meet abunch of requirements that can take up to 1 year to fill on top of that you have to have excellent credit. |

The only difference between buying a HUD and any other home is more paperwork. You will have exactly 45 days to close on the home. HUD does not give preference to low income buyers, but does give priority to owner occupant buyers as opposed to investors. HUD is usually very good about paying owner occupant buyer's closing costs. You have to have an agent to bid, so get a good REALTOR and they will walk you through it. Where are you located? |

It's generally pretty easy depending on your state. The only problem is that generally you can't sell it for at least 2 years after the purchase and it has to be your primary residence. If you go to firstgov.gov, there are a lot of helpful resources on there. |

In Colo. it's pretty easy. You just have to have a letter from your lender stating that you are approved for a loan, and a HUD qualified Realtor to do the paper work and the bid. Didn't have a problem with mine, just takes 3 months for HUD to close. Here you have to live in the home for 1 year, if owner occupied, unless you are buying for an investment. "Owner occupied" gets first bids here. |

It's just like buying any other home. The only problem with HUD homes is that when they give you the 45 days until you close they REALLY mean 45 days!! So don't expect to get in your new house before hand to do some decorating. :) |

HUD also gives local municipalities money to use for first time buyers and other programs. Look to see if your city has such programs.
If you are considering HUD because you are low income, also consider www.naca.com. They do their own lending and they have much different requirements than typical lenders.

you have to have low income. You can buy this hud home in a month .You have to make at $1,500.00 a month or to buy $68,000. hud home. Have good credit. You buy the home as it is There are problems with hut homes. |

Trying to get a HUD home is no different than any other mortgage. Don't believe what others tell you. You don't have to be low income. You have to have very good income. You have to take classes which are only held twice a year. By the time you are ready to buy, if you are approved, the house is usually gone. If you do happen to get the house make sure you know the stipulations of the sale. There may be repairs to be done within a certain amount of time and can only be done by a HUD contractor. This usually comes out of your pocket. I would suggest staying away from a HUD home and looking into the many government grants for home buyers. There are many and most are dependent on your employment. |
