You should go meet her, find out a little about her, see how you get along. If you don't get along with her it won't work very well.
Get references, and follow up with them. See how the experience was.
Google her and see if anything comes up.
Make sure she has everything in writing. Don't trust a verbal agreement on anything, get it in writing.
Ask her how long she has been renting out the basement, and/or why she does it.
Make sure she is crystal clear on things like: trash pick-up, use of any shared facilities, access, parking, mail, utilities, pets, having friends over, noise levels, etc.
You should also ask if she has registered her house as a rental property. In many states this is required and if she has not done that then she is violating the law and your tenancy is illegal. Of course the only penalty for that, which you would be concerned with, is that insurance may not cover what she thinks it does. And if the tenancy is illegal and the authorities find out, they may require you to move out.
These are things I would look for. There is no reason it wouldn't work out fine. Remember she will want to check you out too. Expect the best but do your homework! |

Write her a letter, or call her. Tell her your situation, and see if you two will be friends. If she has a bunch of rules then you shouldn't stay with her. Just because you have tattoo's doesn't mean anything. I have 16 tattoo's, but if you play loud music, or have a lot of guests this could be a big concern for her. |

Depends on the person you are renting from. Try to get a sense of whether you will have conflicts with this person in the long run. Is this person conservative? Would he or she likely get upset if you came home and made a lot of noise at 2 in the morning? Then again if you are living in someone elses house you really shouldnt be making a lot of noise after hours even if you pay rent.
Renting and living in the same house would be detrimental for you if you are not courteous and have some common sense. Dont try to get anyone upset whatsoever since you are not living in your own house. Dont make too much noise. Dont party after hours. Dont bring people into the house that they will find offensive. If your friends piss off the landlords then most likely you are starting to build a bad relationship with them. Think about all of this and then decide if you want to live with a complete stranger.
If you are well behaved and will not upset them in ways a typical teenager would upset his or her parents then you might be fine to live underneath someones house. |

Unfortunately, there are very few of us so well connected that we can rent from someone who is not a stranger so it doesn't matter whether it is a good idea or a bad idea in general.
There are many pitfalls and possible problems when renting and especially when renting only a room in someone's home even if it is in the basement. I would recommend sitting down with her and writing a rental agreement (or adding a page to the one she provides) so that you cover possible sources of conflict in advance in writing. It will never be perfect but that process forces both of you to think through possible problems in a way that you both are most likely to reach an understanding that will avoid future conflicts.
As you discuss the prospective arrangement one or both of you may just decide that it won't work. On the other hand, if you come up with an agreeable arrangement, your relationship is built on a much stronger foundation than if you just move in and wait for problems to arise. |
