My husband and I sold our two bedroom home last year in 9 days. It was 5 miles from a major metropolitan area, and 2 miles away from a very large and popular employer.
Location, location, location.
We priced it to sell. The market has since gotten worse, but it was fairly slow at that time too. Anyway. If you have a good location, you are more likely to find a buyer. |

It is hard to sell anything in today's market.
If your question is about using equity to add a bedroom, that is always a great investment. More bedrooms, more efficient and updated kitchens and updated bathrooms always add value.
If you have 3 years to wait to sell you home, now is a great time to make improvements. And you may end up liking it so much you won't want to sell!

It's seemed harder for me. A 3 bedroom goes way quicker than a 2 bedroom. But good luck, if your home is in good condition, you'll have more chances than a 3 bedroom that needs work. good luck. |

The market is in a "bubble" right now, so who knows what you'll get. But, I know that I would LOVE a two-bedroom home. There are plenty of young people (like myself) that need a little bit more space than a one-bedroom apartment, but not too much, since we don't plan on having children anytime soon-and of course having a yard would be lovely :)
And there's people out there who have an "empty nest" who would probably love the 2-bedroom as well.
So yes, there are plenty of people out there who would love to be in a 2-bedroom, but as for if they can afford it...I doubt it. Of course, that all depends on where you live as well. If someone sells their house in Florida or California and moves to where your house is located (lets say Oklahoma), your house would seem like a steal as the prices are different from state-to-state.
I would suggest talking to a real-estate agent about it and see what they think. But make sure that you get several opinions as some are out there and will tell you anything to get you in the door... |
