No it isn't impossible to finance a home if you have bad credit but you will need to be realistic about your interest rate, loan program , and loan costs expectations. The most competitive rates and fees are offered only to those with good credit.
It is a bit like the "he who has the gold makes the rules" adage. The more of a challenge it is to get your financing, the narrower your choices are going to be.
A great deal depends on just how low your credit score actually is. If you can improve your score enough by making timely payments, paying off unpaid bills, etc. within the next 2 to 3 years that you could qualify for a better rate and program if you refinanced, you may want to consider taking a loan that is a fixed rate for 2 or three years at a lower rate than you could get for a 30 year fixed rate loan now. That loan may have a 2 or 3 year pre-payment penalty but as long as that pre-payment period does not exceed the term of the fixed rate you might benefit.
Some lenders also offer loans where the rate improves as your as agreed payment record continues.
Be careful, read everything, ask lots of questions, there are predatory lenders out there who prey on those in your circumstances.

What you describe can be quickly improved to scores that will get you better rates. Yes...you can qualify for a home loan with poor credit but the rates and fees would be high.

It isn't impossible, but it will take alot of work. It's all about finding someone who will work with you. Do you have a job which you have been with for a reasonable length of time? That would help. Do you have any savings for a down payment? Or anything for collateral? You may have to put down a larger down payment or buy points on the loan. Shop around on the internet - there are hundreds of companies who will call you and let you know if they can work with you to get a loan. |

No you can get a home the best way would be to try and find lease with option to buy the owner may hold the note. I found this out in some programs I bought that helps you get you credit back up and helps with even buying cars. Its call Coming Back Strong Financially the have a website by the same name. I use these programs all the time |

Yes, but it's not easy. Need to have a larger down payment, and usually a co-signor...also called a guarantor. Some banks require more than one guarantor. That's so if you default, they cannot only repo the home, they can go after your co-signors for any costs or shortfalls.
Oh, and be really careful about the non mainstream mortgage lendors that say ...bad credit...no problem..... The interest rates they'll charge will be outta this world. You'll never get the mortgage paid down, and they actually hope you default, cause not only will you have no equity (because all you've been paying is the interest) so they'll have your payments, plus whatever they get after selling from a repo.
Try the bank route with a guarantor first. |
