We have been renting the same house for three+ years currently. The house has changed rental companies three different times so far. The newest company is giving us hell for no reason. We've never been late on rent nor had any complaints against us either. When we recently went on vacation two weeks ago for a week, we changed the deadbolt on the front door because we didn't want them entering without our approval. Any intelligent responses are appreciated. Thankx in advance. |

Is there rent control in your state? If so, perhaps that's the reason they want you out - so they can charge more rent.
Start keeping a careful diary of every incident that you consider harrassment. A written record will count FAR more than hazy memories if it comes to a court battle. |

You may NOT change locks without giving a key to management. The reason for that is they MAY need emergency entrance to the property, your permission granted or not. If pipes happened to burst three days after you went on vacation, do you expect them to let the water run for the next ten days, until you return ?
That being said, management should always give adequate notice of intent to enter, and that notice period depends on your state statutes.
Bear in mind that, once the management firm gives appropriate notice, you CANNOT deny them entry into the property. |

the landlord and the landlord's agent have the right in every state to enter their property with reasonable notice, which usually means, 24 notice and may enter immediately in cases of emergency, no matter if you are around or not so your changing the locks is a lease violation
the landlord can have the locks change and charge you for the new lock, and if you violate the lease again move for eviction |

They must give you 24 hours notice except in the event of an emergency. If you gone on vacation they can post a notice on the door 24 hours in advance.
The answer above is correct about your changing the locks. If you want absolute privacy, you need to buy a house and not rent. |

well, i am a landlord in nj and i am pretty sure the rule also applies to most places outside nj. the landlord does have the right to enter the premises at any time for emergencies. the landlord also does have the right to enter the premises for other valid reasons. in most states, they are expected to "give reasonable notice" before doing so. think of it this way: they own the property, so they have an interest in protecting that property. they also have a responsibility to you to provide a safe living environment, and part of that responsibility will require them to enter the premises from time to time.
however, if they are harassing you and demanding entry at odd hours, for no reason, then they are stepping over the bounds. i would check with the housing authority in your area to see just what the laws are. if they are breaking the law, you have the right to file a complaint as well as other possible remedies.
also, check your lease. it should specify rights of entry in your lease. (changing the locks without their approval is not advisable.) |

There is generally a clause in any lease allowing the lessor to enter the premises under certain circumstances such as an emergency, and requiring that they be given a key. A reputable company won't abuse it. |

Yes, in most states, it is legal:
1 - for an emergency (smoke, leaks, horrible smells, shots fired, emergency repairs ... that kind of emergency)
2 - With a certain number of days notice, the rental agent can enter with or without your consent, because it's NOT your house. If you get unreasonable about access, as one of my tenants did over some necessary maintenance, you can be evicted. She was out of there in a week. |

I work for a rental management company, and we never enter without letting the tenant know first. However, you had no right to change the locks. Read your lease. It should state somewhere on there if and when the landlord has the right to enter. You say the companies have changed. Did you sign a new agreement with the new company? If not, the original lease you signed should be in effect. Let your landlord know that you changed the lock. You may be charged to have the company install their lock. |

You breached your lease by changing the locks without permission and failing to supplying a key to the landlord/management.
You are lucky that there was not an emergency or proper notice was posted, because the landlord would have either had a locksmith come out or bust the door down to gain entry and you would have been responsible for the cost.
The landlord does not need your permission, the landlord only needs to give you notice. |

No it is not legal at all. As different countries have different rules the one thing that stay the same is they cannot enter without prior notice. Depending on where you are depends on hoe much notice they have to give but at very least it is 24 hours, if they break that then you can take them to the tenants rights tribunal and have there licence suspended or similar, you have rights and don't let them be taken away. |
