It is legal AND customary in most states. SD included.

Illegal in CA to charge for the last month, which is a real drag.

In many states that is okay. See your local tenant's rights information.

I'd check out the place and make sure it isn't about to go into foreclosure. Some people trying to save their houses might rent to you, first last and security, and then if they can't keep up with payments the bank can foreclose and you'll be out of a home and possibly out of a refund without difficult legal wrangling.
Seems like a lot to shell out. I mention this about foreclosures because right now there are so many people losing their homes.

In some states it isn't, in others it is. You'll need to check the laws in your state. Landlords do that so a tenant can't try to use their security deposit as their last months rent leaving the landlord with nothing to cover cleaning, damages or repairs

That sounds typical. You have to pay for rent when you move in (first months). Usually, they only charge either last month's rent OR a security deposit, but if they have been burned in the past by a bad tenant, they might charge both. Also, it depends on the rental market. Usually in a high demand rental market, they can charge more, and in a low-demand market, you can get away with paying only a deposit and sometimes you get the first month's rent free.

A lot of it depends on where you are. When we rented an apartment in Alabama and in Florida, all we had to come up with was first months' rent and a security deposit.

But I've heard plenty of people who had to come up with both first and last months' rent AND the security deposit.

Sure but you can move somewhere else instead or buy. That is high rent if you can afford that you can buy for about the same price.
