Is it legal for landlords to require 1st, last and deposite?

I think it is illegal only in CA (where I am). We can charge 1st and a deposit of up to 2 months rent, but not last. Landlords in CA can not charge the last months rent in advance. Because rents tend to be rather high here most landlords only charge first and a 1 month deposit.

Yes and in today's world most of them do just that. You pay the last months rent in addition to a deposit so when it's time to move out you can't try using your deposit as the last months rent. The deposit is to cover any damages caused by you. It's returned to you within 30 days if there are no charges. I am a landlord

In most states a landlord may only be able to collect up to a 1 1/2 months of security. It can be the 1st month or the last. This money is held in case you damage the property or cannot pay the rent. If the landlord need not use it, it must returned to you within 30 days after your lease expires along with interest. If the landlord withhold money, he/she must give you an itemized statement of why certain monies were not owed back to you.

They can require $0, or 1000 years of rent in advance. Up to them and up to the renters to decide if they're willing to do it.
