Is it okay for my landlord to frequently visit my house to spot check?
I live in CA..My landlord just randomly shows up at the house I lease without notification and sometimes will call to see if she can view the house. I mean I understand that she is the owner and this is her house but at what point is she violating my privacy? When I ask her to send someone out to fix something on the house she always gives me a hard time. What can I do, if anything?

I actually have had this same problem and can provide a little insight.
Keep in mind that all of my information is based on laws here in Ohio, though.
A landlord can only enter after giving at least 24 hours notice.
Also, the landlord may not abuse this right by visiting excessively. This is considered abusing the authority of the inspection rule.
You should contact a lawyer if it persists and ask them what you should do.
Also, notify the landlord in writing via certified mail that you wish her to stop abusing the inspection right.

It is my understanding that a landlord has to legally give at least 24 hours notice prior to showing up. The excuse...I was just in the area...Doesn't fly.

This sounds like a case of harrassment to me.
Write the date and time that the landlord comes by EVERY TIME from now on, and also the dates and times that you requested action and how long it took the landlord to make repairs.

Your landlord has no legal right to come to your house any time he pleases. He has to make an appointment. He is just harassing you, as long as you pay the rent on time you have the right to kick his *** out of the place.

re-read your lease. There should be a clause in there about notification before entering. Next time she shows up unexpected or calls with short notice, tell her its a bad time. As long as you pay the rent on time and there is no urgent matter (flooding, fire, etc.) there is no reason for her to do this more tan a couple of times a year.

If you are legally leasing the property, you have a right to privacy and she should have to request and you should have the right to refuse.

What does your lease say? The lease will tell you if she has the right to come into the house or not and on what grounds she can. Usually its because you asked her to have something fixed or because you told her you were moving out and she's gonna show it to a possible renter.


We are all screwed
in most states they must give 24 hours notice check it out and let her know she is violation or not
