You can certainly sell a house that's empty. If you find a buyer that doesn't have a hard time imagining the house with furniture in it, you can sell it. Also, with there being empty, buyers don't have to wonder if you are serious about selling, or if you will leave a bunch of junk in the house - it's cleaned out already.

You can also sell a house with furniture in it. Just make sure that it's furniture that doesn't detract from the house itself, make sure your house isn't cluttered with lots of stuff, and that everything is organized and clean.

no, I don't think it decreases the value. most people already have stuff where they are, and want to take it with them. I didn't know they sold houses with stuff til my MIL moved to florida

No it does not decrease the value of the house. It does make it harder to sell if prospective buyers cannot see how their furniture might fit by example. An empty house will show all of its faults easier than one with furniture as a destraction. There is also the mental impression a house makes as warm and welcoming if it looks lived in as opposed to being empty and barren.

I don't think it decreases the value, but definite the market for the house will be smaller. Nowadays, people want houses to have everything before they buy them. But it all depends on the client. Check this website, it will give you broader information on dealing with this type of real estate.

I think either way is okay. There are all different types of buyers. Some like to see a clean empty house and others like to see a house with items in it so they can get the fill of how things fit into the house. Too much clutter is not good either. It does not decrease the value of the home in any way. Appraisal of the home has nothing to do with furniture etc.

Empty is much better than badly laid out/ugly furniture.
Personally, when I was looking for a house, I like empty houses, so I can picture *my* stuff in it, instead of trying to look past *their* stuff.

No, it does not decrease the value of the house. SEV is listed on your taxes and with that and the comps for the area, you house is worth what it is worth. You can ask more if you include the home furnishings though.

Like previously posted, with the house somewhat furnished, potential buyers can get an idea where to put certain pieces of furniture if you have stuff in the home. It also makes it look lived in.

I know, we have a house for sale at the moment and we are slowly doing some work where needed ($$ issues are holding us back from fast completion) but in the rooms that are completely done, we have a few pieces of furniture for staging.

You could sell your house however you want to...

If by empty you mean you mean stripped of all appliances, then YES, it would lower the value. Becuase the standard is that people expect things like refriderators and washer/dryer.

If by empty you just mean no furniture then it wont effect the house value at all.

Mmm...there are a couple of good answers to this questions. Really the home should be bare. Pick up old stuff from a Thrift store, yard sale, stuff that you don't want anymore, etc. Even if it's not your taste. And use it to "stage" the home! Little things like window treatments, hand towel on the towel bar, a shower curtain, etc. Things that you would see everyday in a house that make it "Home-y"

But, before you move anything in clean it to make it sparkle so that way it's not only feels like home when they walk-in, but it also doesn't feel like someone elses home! (Does that make sence?) I hope that helps!

It doesn't decrease the value of the house, but it does decrease the likelihood of selling it. Best to, if you can afford to, go to thrift shops and tag sales and pick up some "show" furniture to give buyers ideas of what can be done with the rooms.

As long as you own it, why would you even ask if it's OK?

If you're wondering whether it's better to have a house with furniture in it or empty, then I would say that Empty gives you the better chance:

(1) the space looks bigger
(2) they can try to picture there own stuff in there and not be distracted, should they not like how YOUR stuff looks
