You should speak to a mortgage broker face to face and discuss your options. You are right to believe that you won't qualify for the largest loan, but if you can find an inexpensive property within your means, you financial future will be much better off. You don't need a bunch of money to put down on a house either, plus there is a state government program readily available to help you with the down payment and closing costs. FHA is a Government program for first time hme buyers like yourself. They are much more flexible in the terms. You will need atleast 3% in cash at closing, of course the more cash you have up front the better for getting approved. You can get close to 100% loan to value fixed rate and no prepayment penalty.

My husband and I contacted Century 21 when we started looking for a home and they have a great first time home buyers loan. Neither one of us has great credit and we got a 30 year fixed loan at 7%. Our payments on $60,000 are only $485 a month and that includes homeowner's insurance. If you have excellent credit your numbers could look a thousand times better than ours!!!!!! Good luck :) |

yes, you can have the home loan be 100% financed including closing costs. You will just have to speak to a broker to find out what you can do with that....what state are you in. If you are in CA, I can refer you to a broker friend.

The rule of thumb is you can borrow a max of about 4 times your income with at least decent credit. But you will probably need some form of a downpayment so the bank has a little security on the loan. |

The monthly payment amount on that $50k loan would be about $351 per month depending on the taxes on the property and the insurance rates in your area. If you pay that amount or less for rent now you should be able to afford it. Keep in mind there are expenses as a homeowner that you don't pay now as a renter. You probably don't pay water/sewer, which can be expensive also depending on where you live, the condition of the plumbing and appliances in the home, the size of your family and your personal habits. You will need to find the time or spend the money to keep up the lawn, exterior and interior of the home.
On the flip side, owning your own home IS the best way to increase your personal net worth and invest in your future.
Remember not to buy the best house in the worst neighborhood, get the worst house in the best neighborhood you can afford. This will bring you the best return on your dollar. Be sure to upgrade your property over the years to ensure it continues to gain market value (equity). Landscaping, cabinetry windows, roofing and floor covering are things that can be upgraded relatively inexpensively over the years and the returns on the investments are great.
