FHA guarantees loans for first time home buyers and can often offer solutions even to people with bad credit. Shopping around for a good realtor and lender if very important.
Ask friends and family who they have used. In the market as it currently sits, almost anyone can get a mortgage, everything depends on how much you want to pay and what property you want.
When looking for homes, make sure your realtor knows that you are a first time home buyer and interested in FHA loans since only certain houses qualify for them and some will be automatically ruled out.
When shopping for a lender (don't JUST go with the one the realtor recommends but DO at least check them out), inquire about FHA loans and what type of points and interest would be available for someone with a credit rating of X. find out what your credit rating is from the 3 major credit bureaus BEFORE you shop for a lender. You want to know what they are going to be seeing before they do.
The more information you have the better. Don't be afraid to ask questions or to walk away if it isn't what you want.

Yes-There are many variables that can hinder you such as federal leans(back child support),or tax issues. A 580 middle FICA score will allow you to purchase a home with zero down. The seller will need to contribute back closing costs(6% max). I highly recommend using a Realtor for this as well as a good lender. Your interest rate will be higher than a Freddy/Fanny conforming loan. The thing to remember is that most housing is increasing in value and your credit will go up substantially in a years time with a home purchase. This should allow you to refinance to a much better loan product. Your prepayment penalty good be as much as much as 6 months interest or more so make sure to ask a lot of questions about this. |

Most likely you can get a loan, just not a good loan. Those with better credit get loans with lower interest rates. Bad credit means higher interest rates and less attractive terms. |

It depends on how bad your credit is and if you have any down payment. If you have say 20% to put down and your credit is marginal then possibly. You will save yourself a lot of money if you just take 6 months to a year to work on your credit and get it at least in the 620 range. It is DEFINETELY worth it. |
