You can have an agreement with multipule realtors and split the comisson between them, at least in my state of Idaho, and I think in any state.
You could get them together and ask if they would do it that way, or if they would rather find a fair way to pick the realtor by chance, like rolling dice picking cards, or something.
Splitting between 2 isn't really great because often one or both doesn't want to put in the effort as they are not getting a full commission. Then the other one resents that and it causes contention. I've seen this first hand, and with 3 it will be compounded.
What I would do if I were you is to choose the one you think would do the very best job for you. Mixing business with friendship can bite you in the butt, and this is a house, a big investment we are talking about.
You could pick one and tell them all you picked a name out of a hat, if you don't want to face 2 and tell them you thought the other was better. If they don't take it well then I wouldn't worry about it, as a real friend would understand.
I, myself, would just choose one and tell the others like it is, friends should be able to handle that, and a manipulative person using friendship who would make an issue out of it might not have been such a great friend. I know a lot of realtor who make all the friends they can, but they wouldn't go an inch for them, as it's part of cultivating business. I don't do that, but then I'm also here helping people I will never see for free and no one I know will ever know. I'm a little different in my motivations.
Many people who need contacts to be sucessful do that collecting contacts thing by being really friendly to a lot of people, and you should do what is good for you.
Look out for number 1, and the world will sort itself out honestly, because that is probably what they would do. |

no - you sign an exclusive agreement with one agent - you would actually wind up splittng the commission about 8 ways in the end and no one would make any money (3 agents, the buyers agent if someone different and the agencies for each of those agents |

No, you can only use 1. I would suggest you let all three know that you are wanting to sell, and your dilemma. Let them figure out who is best able to represent you. That way, they would understand full well your predicament, and no feelings would be hurt. |

The technical answer to your situation is to present each realty company with a non-exclusive authorization to sell. The agreement should call for any agent procuring the buyer with 2/3rds of the sales commission. This enables all of them to work for you finding a "buyer".
The remaining 1/3rd of the sales commission should go to the your selected real estate firm responsible for advertising, marketing and/or placing the property on the multiple listing agency.
It is VERY easy finding a willing seller in this market but FINDING A READY WILLING AND ABLE BUYER IS PRECIOUS, FEW AND FAR BETWEEN.
Your situation might be made most easily simply by selecting one of your friends and simply make certain your listing is going on the MLS service. All will have equal incentive and profit motivation to sell your prooperty and reward your trust and confidence.
Look out for your interests first and foremost. Too many realtors simply seek listings to earn commissions. YOU NEED REALTORS RELYING UPON BUYERS TO EARN A COMMISSION.

I read the answers and a lot of them answered your question correctly....but.....
I think you should list with only one. The best agent at marketing homes in your area. I have been a Realtor for 30 years. It hurts my feelings when a friend lists with someone else- but I get over it and stay friends. A home owner needs to do what they think is right for them- not just try and not hurt feelings.
If you were to successfully split the listing three ways you would find that none of them would be interested in really working hard on the listing. Who would do the flyer's? Who would pay for the advertising? Who would write the description and enter it in the MLS? Who would put up directional signs each weekend? Who would get to have a sign in your front yard? Who would pay for mail-outs to the surrounding neighborhood to let them know a friend could buy down the street from them?
You need to find the best Realtor and hire them. |

If your state does allow it, it really wouldn't be up to the agent, their brokers would all have to agree, and it opens up more confusion than anything else, so I can't imagine any broker would agree to that.
Perhaps you should hire the local real estate expert in your area and tell your friends why you did what you did. |

When you list your home with an agent you sign a contract for a specific period of time, and it is an exclusive contract with them to sell your house. You give them the right to show it and to list it with their network (realtor.com or other sites) in order to find a buyer. |

Real estate agents are afforded to share commission via a "referral fee". This may be a solution, although somewhat confusing.
One agent could list the home for sale and if all 3 want to join in advertizing and marketing efforts, the main agent could pay a referral fee to the other 2.
ALSO:
The MLS system for my area allows for a listing agent with a listing office and a co-listing agent in a co-listing office, that may or may not be in the same office. It would not be 2 listings, only one, but there are 2 agents representing you and answering questions from other agents.
My sister is also in real estate in another office. When we listed estate property for sale, I was the main agent and listed my sister as co-listing agent in her co-listing office.
This would have to be allowed in the MLS system for your area. |

Yes, you can legally list with all three, but it would be VERY stupid. The reason being that you would owe the full commission to EACH listing agent when a buyer is found. I don't think you want to pay an 18% commission on the sale of your house.
Rather than list with any of them, simply advise each of the three that you will pay a handsome commission to the one who is successful in finding you a buyer. Then get the property into the MLS via a limited service agency, at the lowest cost possible. |
