Usually you would put in your offer conditional on selling your home.... ask for 45 days or so.
Put in an escape clause for the people selling their home, that if a cash offer comes in... you get 72 hours to waive your sale of property condition.
If another offer comes in and they accept it.... from the time they inform you... you have 72 hours to either sell your home or find another way to finance the deal.
The only problem is ... if you don't sell your home and you do waive the condition... you may have 2 mortgages.
The best way to handle this is to put your home on the market now.... sell your home then you can put in an offer without worrying about your home. Or you could sell your home conditional on finding suitable accomodations. This clause will give you 7-10 days to work out a deal with the home you want to buy. If you don't work out a deal for another home then you keep yours.
Ask alot of questions .... that's what the realtor is there for. Everything changes from State to State.

It's possible, but it may be difficult to obtain financing if your income does not show that you could pay the 2 mortgages. The lender will still count the first mortgage against you in your debt ratios unless it is under contract and will be sold before your closing, even if it is on the market. The lender has no idea if it will sell in two months or a years and they need to make sure that you can afford both. |

It depends on how long your house has been in the market, and if you think you could sell your house in the time for you to buy the house you are looking at. All in all I would say yes make an offer. It never hurts to make an offer. I would get advice from your Realtor first before making decisions. A professional opinion is the best. |

Yes, but it severely weakens your offer. Sellers don't want to tie up their property from other prospective buyers while you sort out selling your property if the sale is contingent on you selling your home.
If you are not going to make the contract contingent on selling your home, make sure you can afford two house payments for at least 6 months. |

it is possible, if you can afford to make two house payments. if your offer is accepted and you sign a legal contract then you could get sued for backing out because your home hasn't sold. i would first get approved for a mortgage and then wait for your home to sell. once it is sold, you have a whole lot of homes to chose from. this is a great time to buy but not sell. good luck! |
