Listen, I am a Realtor and a Loan Officer. I recently sold my parents home in Providence, RI where the market is very slow. I has it FSBO and got some showings. Then I put it on the market and received no calls at all for two months. I took it off the market and put the FSBO sign back out there. Then the phone started ringing again. E-Mail me at dtutt@fgint.net and let's come up with a plan to get your home sold. You can do it yourself. Trust me.

The housing market in Denver is soft right now. It is POSSIBLE to sell it yourself. However, especially when you're not in the same metro area as your home, I would think it's definitely advisable to use a Realtor. Ask your realtor if she can recommend a service that will spruce up your home and make it more marketable. It's probably worth the investment to do so.

Yes. But it sounds difficult. Who will show the house if someone wants to look? If you run a for sale ad in the Denver Sunday papers, what telephone number will you put in the ad? If you use your Kansas City #, you won't get any calls, I think. People are still, to this day, reluctant to pay for toll calls.

What is your plan for showing it to potential Buyers? If you've worked with a Realtor for the past 8 months (who have advertised countrywide via realtor.com) why would you do better by doing it yourself?

Several factors influence the sale: price, location, and the market.

Yes. It is possible. Are you gonna fly there to show it to people every time though?

Absolutely! The issue about showing the home would be taken on by a trusty neighbor or relative near the house. All paperwork can start by emails then final contracts by snail mail or other. The paperwork will have to be arranged according to Colorado's laws (where the home is not the seller). A perfect example: My daughter in Germany bought a house in Texas (where I am) from a couple in Indiana. With plenty of communication all went well.

You will need a trusted friend or family member with the time and willingness to show the home and accept offers on your behalf. If you have that - no reason why not. I had a friend sell a home for me in Huntsville Ala while I was in Northern Va and it worked out fine.

One word of caution - it may be illegal to offer that family member or friend payment for their services formally (but who knows what you do under the table)....

yes it is, but you can also give power of attorney to your lawyer or agent or trusted friend or relative in the area.
Try the for sale by owner web sites or have it listed on the MLS.

It would be really tough to show it if you aren't there.

I am a mortgage broker, and I always advise sellers to sell by owner if they can, but It would be really hard to do it from another state. A real estate agent is there, and can show it to anyone who wants to see it.. and can keep up the little things (keeping the grass mowed, etc...)
