It depends upon how miserable and uncomfortable living in your residence was during those ten days. Were you able to sleep at night? Did you avoid your place because of the air conditioning?
If it was too bad...you could have moved into a hotel and then billed the owners.
So, it is up to you. I would ask for ten days rent, and any additional time that you felt that you were inconvenienced. |

it really boils down to your relationship with your landlord. is he/she reasonable? were they aware of the situation? did they offer a solution for you if so? my landlord is a jerk, and i would never get a dime from him. and to take him to court would not be worth it, unless it was a pretty hefty amount to be gained, and i had enough evidence to back up my claims. in every state i have lived in...calif., penn., and ariz., all of the judges & laws were always in favor of the landlord. renters have no rights.
if you're really serious, you might want to mention it to your landlord if you have a good relationship.
if you do want to proceed, i would talk to a lawyer.
good luck, and i really wish you the best, i hate landlord tenant situations. the best thing is to ultimately own your own place, but until then you are pretty much at your landlords mercy. |

I have been waiting 5 days for the a/c repairman. Not in a rental, just at my house. It is the busy season for a/c repairmen. In the mid 90's here.
Unless your landlord is HVAC certified or your lease says you are entitled to a reduction for things like that I wouldn't bother. Many people don't have a/c in their homes. |

I'd say to an extent, yes. If you did have the means to fix it (the $$), no. If the land lord didn't seem too upset or he wouldn't get it fixed, then politely ask. Also if you have children or you're not the only one living in your house then just say, "Hey, [land lord's name], could you possibly take off 15 bucks [20 if you pay a lot for rent] from my rent? I was really hi-n-dry in that weather with out AC. I'd appreciate it if you would. Thanks!" People are more apt to let you have your way if you say "I'd appreciate it" according to a Harvard study. If not, then DO NOT CHASE IT!!! You'll suddenly find a bad relationship blosoming with the land lord. If it was YOUR fault that the AC was broke, the absolutely not. You need to pay him back in that case. Hope this helps! |

Nope. The only thing you can do is document when the AC quit, and when you notified management. If you did not get a reasonable response from management and are forced to hire someone outside to make repairs, you can forward repair bills to management and request that amount be deducted from the rent . If something major was wrong, you can withhold rent with a letter to management indicating why. Put the rent in escrow (you can't spend it) and when the repairs are made forward to management. I advise that you document everything. Keep files and folders, complete with dates and times and names so that if you have a case in civil court, you have plenty of amo. |

If I were you...I would have the air conditioning fixed, and have the landlord re-imburse me for the cost of it. Ask for a rent reduction of:
$90.00per each day it was 90deg.
x 10 days...............................
