State law should define "days".....calendar days......working days....You have the right to say no and offer another day in compromise.......You don't have the right to "unreasonably w/hold access, just as your landlord can't unreasonably demand access. |

Notice requirements depend on two things: Your lease and the law in your area.
If the law is silent on the matter, your lease prevails. If the law differs from your lease, the option which is most favorable to you applies (lease says 5 days, law says 3 = you get 5 ... or ... lease says 1 day, law says 3 = you get 3).
Notice periods are usually business days, and don't include weekends or holidays. Find out what the law in your area says.
You may also have the right to refuse access and reschedule for when it is convenient for you. The landlord does have the right to inspect periodically, but you aren't at their mercy when it comes to a date and time. |

Depends on the laws where you live and what it says in your lease. Get out the lease and read the terms.
Maybe the Landlord wants an invitation to dinner or is looking to cite you because you have friends staying with you over the holidays.
If your place is dirty then clean it up and keep it neat. Landlords are trying to protect their investment. If a Landlord thinks someone is not keeping their property clean or has an animal in the apartment/house without permission then they want to get that tenant straightened out or they want to ask them to leave. |

I know they can enter anytime they want to inspect with a notice to the tenant......but I've never heard of a dirt inspection!
They can also enter without notice if they believe there is an emergency...like your apartment is leaking water to the one below. |

It has to be with the tenant's knowledge and permission within a reasonable amountof time for the tenent to reply - 10 days perhaps? They cannot enter without permission at any time. I hope you got a walk-in inspection before you moved in or else you can get stuck with someone's else's mess |

Is it right? Depends on the contract you signed when you started renting. Look at it, does is state he has the right to enter to do inspections with or without notice? Morally, I don't like it. I used to rent and my landlord would come in when I wasn't home and turn down the thermostat, and would make a mess himself, smoking in the house, and leaving ashes in the sinks (I hate that). But, on the other hand if you are the owner you are taking a great risk of your property being destroyed if you don't check in on it from time to time. Plus, they have an obligation to make sure that everything is working correctly, even light bulbs! |
