We have found a cottage in an adorable village and the tenants are still present, the agency states that we cannot view the cottage until they move out and that there has already been lots of interest (think they all say that) anyway we are desperate to see inside and to make them an offer if we like it. They can't give us any information regarding the interior and they don't have any photos. We must give a months notice on our current property the same day we have been allowed to see the inside , and want to know if the cottage is right for us. The cottage is in a very desirable village and they explained it always gets snapped up any time it comes onto the market. I have rang the agency and they won't give me an appointment until a few days before the tenants are moving so Do you think its rude to go to the property and ask the current tenants what the house is like? Do you think that would affect our chances if they inform the agency? Additional Details You would think the landlord would allow prospective tenants to have a look around now whilst people are in if he really wants a quick rental...I know in the past all you need to do is give the tenants some notice and they can then show you around the property. I just want a honest viewing and know the tenants with experience of living there will be able to tell me the area ( the fact its next door to a pub) what the noise etc is like. I think I may write them a polite letter and ask them a few questions, that can't be considered as rude can it? |

make sure you view new property in morning before giving notice in on current property in the afternoon, (if you like it)
i would seek some legal advice back-up as this sounds a little fishy to me..... |

I think your idea of writing a letter is a good one. Presumably if you request 'nicely' there is no reason for the tenants to refuse. If they say no, however, you will have to respect their wishes. |

I would hazard a guess that they have told the agents that they don't want people to view while they are still there. Perhaps you should suggest the agent asks the tenants to take lots of photos of the place for you. It seems a bit silly selling a house and they are hardly likely to get the best offer on the place if no one can see it. |

I am a tenant and that would really annoy me.
You will just have to wait or maybe try wrighting a letter.
The tenants have rights, you can't just take it upon yourself to ignore them.
They probably would inform the agency and it would no doubt affect wether they consider you suitable tenants |

I think it would be rude of you to do that, and if I was the current tenant I wouldn't let you in anyway. They probably wouldn't inform the agency so it wouldn't hurt your chances if you only asked *once* - if you became a nuisance then that's when they might report you. I guess you could simply knock on the door and enquire without even giving your name! But as I said I think it's rude, and I personally wouldn't do it.
But, you're correct that generally, most estate agents will start viewings as soon as the current tenants give their notice; it's very unusual for them not to let you look now. If it is in such a popular location as you say, then they must be that confident that it will be snapped up in days that they feel they don't need to do this.
Or, it could be the landlord stalling, not the agency. Perhaps he has asked them to advertise it just to get an idea of the response, but in the back of his mind he could be considering selling or moving back into it himself, so as far as he is concerned there is no hurry. |

I don't know of which country you come but I will tell how it go's here in Belgium.
When a house come up for sale the tenants have to give viewing time at least 3 times 3 hours a week.
Otherwise when the tenant don't do this he/she gets court and has to pay a big fee to the one who sells it.
Normally it should be in there contract in case of a sale, I find it a very bad agency and very unprofessional in business if a candidate buyer can't see the house.
If there's a lot of interest, well the interest only stays when people can view it. |

As a tenant myself, in all honesty if someone knocked, and explained that situation and asked if they could arrange a suitable time to look, I'd probably let them - though never if I was home alone. However, I think that I'm in a minority! You are correct in that most tenancy agreements (I know mine does) state that in the last two months of a tenancy (i.e. the notice period) tenants are required to give access for viewings but that doesn't mean that the agent has to arrange them.
I think you're best waiting, if you don't get the place it's not meant to be! |

Try writing to them, or just putting a note with your phone number through the door. Explain that you were told the property is coming up for rental again, you are not aware of their own situation but would love to view it it they don't mind. The worst that can happen is that you don't hear anything. Good luck!
If you do it this way it's not bothering them any more than junk mail, they can treat it as such or they may be more than happy to oblige. |

Honestly?? If you really want to go for it, do it!! You don't have to tell the current tenants your real names anyhow - so the estate agents wouldn't get to know it was you!! Worse thing that can happen is that they say no! Alls fair in love, war and the housing market! |

it would be rude if you arrived with no warning whatsoever.
a note or telephone call would be appreciated, and at least you can then get a definate answer, yes or no, and if its a yes, you will know when the current tenants will actually be in to show you around.

and estate agents only say "there's been a lot of interest" if there IS A LOT OF INTEREST. sometimes the idea of competition puts off people, especially in rental situations, where everyone is paying the same rent no matter who gets the property. there is no "or near offer" in rental situations, so the owners will get the same money no matter who moves in. so if your estate agent has told you there is a lot of interest, take their word for it. they're probably not lying to you. |
