I operate out of Southern California as a Broker. If you are planning in living in the condo for at least 2 years, then you'll be fine. It's perfect time to buy as the interest rates are still low. Just make sure you buy at least a 2BD/2BA since they are easier to rent out when you decide to upgrade to a home at a future time.

No, if by safe you mean will the property value decline?
Condos and townhomes are the last to go up in price and the first to go down in price. The market is vulnerable right now.
The exception would be if you could have positive cash flow and intend to hold the property for 10 years or more. You are always going to hear of people who bought at the height of the market like now and still made a killing in profit. That is very rare.

In my opinion it's wise to buy almost anywhere in California right now. I have been in the real estate business (Agent of 20 years +) and I have never ever seen anything like this.
I have looked at the charts and when the market in California started to explode upward in price was may of last year. Then in June it went up again and month after month it went up but then it started going down in feb mar april and now in May it is level.
I don't see it going up or down. I think it's like a big ship in the ocean it stops and then doesn't turn instantly and the market is like that before it turns.
Now is the time to buy but what happens, is folks are funny in a way. They follow the pack. They really do. They buy when everybody is buying and the prices are top dollar they are paying.
Now, from an investment stand point, is the time to buy. It's the same exact thing as the stock market. You don't buy at the top of the market like everybody was doing in California. I mean it was nuts. There were 5 offers on one house people outbidding and paying way over what they should all on emotion and not logic.
Now is the time to buy and mark my word wise investors are buying now. I have a client now who just bought 20 acres in a nice area of California and he's got the biggest nicest place in the city and he decided to buy it now. That's smart.
He's going to make a mint on that.
When it comes to condos from an investment stand point, don't buy a 1 bedroom. Don't buy a 2 bedroom 1 bath. Get a minimum 2 bed and 2 baths. It doesn't have to be 2 full baths ie: tub, shower, toilet but 2 bathrooms.
Trust me you'll realize this when you go to sell. They are tough, tough to sell 1 bed 1 baths or 2bed 1 bath.
So 2 and 2 is what you want to remember.
Do a lot of research at the site below. Click buyers when you get there. Then do a search (Sites all free nobody gets your email and emails you over and over etc..) and see the photos, addresses prices right on line but in your case also download the free PDF reports.
When you click the BUYERS area you'll see REPORTS and those reports are quite good.

Oh one more thing, what's really neat about the site is it shows those satellite views of the house but then you can click what is called BIRDSEYE VIEW and I kid you not, you can see the actual house and the car in the drive way etc.. It's really neat. |
