Try checking out the HUD website (www.HUD.gov) and check with your state housing authority for programs that will help you. What state are you in? from now until whenever the market begins to go back up will be an excellent time to buy. The interest rates are super low. Regardless of if the market goes down a smig next year, the next 5+ years you will benefit from the interest rate and great values on houses.

Buying a house is a great investment at anytime every year your house appreciates, which goes up in value, so you build equity into the house instead of paying rent to a landlord which you are paying for them to won the home. Are you a first time home buyer? There are many programs to look into that will pay for your down payment and closing cost, and lowr interest loans too. Also look for a home that needs minor repairs and you can negotiate the selling price, then have the minor repairs done and come out ahead. There is also state grant fund money that you can qualify for which is worth looking into to. The best thing to do is to find a experienced and knowledgeable real estate agent that can help and point you in the right direction. Some people will tell you to wait. But while you are waiting for a few thousand more dollars off the price, interest rates are creeping up. Since the majority of what you pay over the life of a loan is interest, waiting can cost you thousands and thousands of dollars in interest. |

When the recession is lowest, all sellers/builders will do whatever it takes to get you to buy their homes before they lose out.
If you find a realtor who knows what he's doing, he'll be able to find a seller who HAS to move and will offer whatever price just to get the house off his hands.
It would be a great idea to buy a house (if you can afford to of course) now, because it is horrible market for sellers. |

Yes, as a single women myself I see any time as a good time to buy a home. If your income is enough and you have a good EF and houses are at bargain prices it is a great time to buy. |
