Is it still considered a bedroom if theres no closet????
Im trying to convert a partially converted garage into our master bedroom with a bath. The size of the room is 20X11. the new bath would be 6X11, leaving the bedroom at 14X11 which seems large enough for a bedroom, however, if i tried to add a closet it would make the room too small. I was going to get some "built in " wall closets that would take up less room. but im worried that it wouldnt be considered a bedroom if it didnt have a closet when it comes time to sell. what if i "include the closet wall units with the sale of the house????

Sorry, in my city, a room has to have a closet to be a bedroom, I have a small house that does not have a closet, but when I put a Wardrobe cabinet, and screwed it to the wall, The room then became in compliance,, Go figure..

Easy to do this is to ask the zoning department of the town you live. Realtors will count it a bedroom or Den or Game room, depending on how it will sell the best. Many of them don't know the zoning codes. unfortunately,

Once was in a house that they tried to sell as a 3 BR, but had to walk thru one "BR" to get to the other ones, That is a no-no

Your best bet is to check with a local real estate appraiser and ask what's common in your area. Generally, an appraiser won't consider a room a bedroom if it doesn't have a window and a closet (in most area, building codes will require a bedroom to have a window).

Also, the fact that you are converting a garage could be an issue -- did you pull a permit and is the conversion being done according to code? If not, you could have problems when you go to sell the property.

Check it out with a local expert.

It depends on where you live. Where I live, a bedroom is determined by having a window not closet space.

The only true definition of a bedroom is if it has a "usuable egress" which means an exit, such as a window or door that leads to the outdoors. This is a fire code. Closet space has nothing to do with it.

I am in a rural area with no codes. We won't even list it on the mls a room as a bedroom unless it has a closet and a window. We would call it a den. When you go to sell it you could but a bed in there and leave it up to they buyers imagination but it still wouldn't be a bedroom. Not in my area anyway.

I am not sure but I think that any bedroom has to a window large enough that you could escape in case of fire.

i think you're safe without the closet---lots of older houses don't have them and sometimes the closets are built as completely different rooms. smart to ck though--imagine my surprise when i found out that because my upstairs didn't have a bathroom, it's only considered storage space!! crazy!

Who cares what you call it. You can call it a den, family room or what ever. Appraisals are done by square footage. There is no difference in value between a 3 bed home and a 4 bedroom home if they have the same square footage. The 4 bedroom home just has smaller rooms. There would be a adjustment made between a 1 or 2 bedroom compaired to a 3 or 4 bedroom.
