Is it the responsibility of the landlord to provide a phoneline?
At the viewing the agent could not say whether or not there was a phoneline. I now find there isn't one. I need the internet at the property in order to do my job. It will cost substantially to install a line. Is this considered an essential service, and will the landlord be liable for paying for this, or will I? I have not agreed a let on the property yet, but would like to. What is my position?
Additional Details
Obviously I will pay the phone bills once i start using the phone, bu I'm referring to actually physically putting in a phone line.

It is not the Landlord's responsibility to provide a phone line, however, in most cases, the Landlord will agree to pay for the cost of having the line installed as at the end of the day he will benefit from this being an additional feature of the property for future tenancies.

If I were you I would engage in a little negotiation with your Landlord and explain how it would be a benefit to him (even if he just splits the bill with you, it could save you a lot of money)

The phone is down to you.
Srangely your Landlord can insist that you do not change the number when you leave

NO

you can order your own phone line in, in your own name

it is NOT the responsibility of the Landlord.

BT usually install them for free anyway.

guehnwyvare_of_atlantica
I'm pretty sure with phone service, it will be up to you unless your landlord agrees to cover the cost. The only real "essentials" are electricity and water, and even then the tenant generally will pay for the electric hook up if they (the power company) have to come out for whatever reason/special circumstances, same with the water.

No, unless it was represented to you at your viewing of the property that a phoneline would be supplied.

A nobody from Oklahoma
It's considered a "luxury", not an essential item, so no. But you may need permission from the landlord to install the phone line.

dancingleigh32
Hi,
In the Uk it is NOT the responsibility of the landlord to fit a phoneline, it would be your responsibility.

Littleme
NO. you will need to get your own landline and pay for all the bills, unless its in your lease.....

No, unfortunately it is not his responsibility, unless he has adverstised it as having one. Is it possible that the house had one which was previously disconnected, this will be cheaper to re instate. If you go online to BT they sometimes do special offers for new customers.

This is a difficult one because of the age of structures. Newer structures come with all necessary communication lines. Older structures do not always have all communication lines and when this happens, unless you have an agreement with the landlord, you must pay to have the phone line installed.

Bomb Jack
It's not considered a basic necessity as far as I know.

I rented a property without a phone line in the past, from a reputable Landlord.

If you want the flat that bad, you'll have to foot the bill.

marantz
no thats up to u
