Is it too soon to start looking for houses if I'm moving in 2009?

most people will tell you it's too soon.but here's what you should be doing.it's never too early to plan your life.check the ratings of schools in 3 or 4 different areas.look at the aesthetics and services. do they clean the streets well after snow or storms?are they building up or over crowding.is there a walmart in their future. is your community politically connected or abandoned.how old are the residents in these areas if there are many older residents there may be a sudden shift in the demographic in that community which means voting and services may change. you can also observe how homes are being maintained over time..take notes be observant. you may be spending well in excess of $350k. and putting your family in the middle of your decision.I say that type of decision rates a little early planning. talk to a realtor and ask them about the community you want to see. be honest don't waste their time looking at houses because what's selling now will be gone then and if it's not ,you don't want to go there anyway. but even the most cynical of realtors knows that the business is about relationships so they will talk for a minute. don't worry what people think, just do you! remember when they used to say if you don't get straight A's you'll never be president!? who's laughing now??

I think it is way too soon. The market will change and you could end up losing money. It usually just takes a few weeks to get all the paperwork together.

you'll want to start ideally around 3 months. you figure you have about 1-2 months to find a place then another month or so do get in all the paperwork for your mortgage and stuff. just be sure you find a place first, then apply for a mortgage. will make things a lot easier for everyone.

It's to early to start looking for a house, but it's never too early to start researching neighborhoods and thinking about a mortgage.

A previous answerer suggested you find a place first and then apply for a mortgage. This is wrong. What good is finding a place if no one will approve you for the loan you need to buy it? Begin working on repairing your credit (unless it's already perfect) and keep paying all of your bills on time. Don't max out those credit cards. It will lower your score.

Get an idea of what your mortgage payment will be in the new area you want to move to. If it's more than what you are paying now, start putting that extra money into a savings account every month to make sure that you really can afford it. When the time comes to move, you will have extra money for a down payment, moving expenses, etc.

Planning ahead for a mortgage will ensure that you will qualify for the best interest rates and programs available when the time comes for you to move.

It's too early to get an agent involved, but there are things you can do.

Take a look at the state's education web site. A clear indicator that a neighborhood is deteriorating is the school scores deteriorate. Watch the scores in the area you're thinking of for the next couple of years.

The paperwork part takes 30-45 days generally. It's the finding a house that takes time. Starting now wouldn't be in your best interest, but checking out potential areas and watching for growth or deterioration will give you an idea of where you may want to go.

you can always start to look around and look at houses, and get ideas.
the key is to go to as many open houses and get ideas, do you want a big backyard, or a small one? are you planning on having kids (if not already), if so how many. look at houses in your price range and some higher and lower and see whats available.
It took over 3 years to find the house we're in right now.
and a tip...if you go to openhouses, and your not ready to deal with realtors harrassing you, just give your first name on their sign in sheets, and dont give your real phone number. the calls wont end if you do, and when you go in there, dont tell them when you plan on moving, or else they dont talk you seriously.
