Assuming you have even marginal credit, it's very likely you can get a loan.
A 30% down payment reduces the risk to a lender of a real loss in case of foreclosure to almost nil.
Your credit scores, job history and cash reserves will all play a part in the rates you are offered.
It's actually possible to buy a home with zero down payment and no income verification. But then, they're lending pretty much solely based on your credit history and cash reserves. |

Well I never heard about not checking income although you can buy a house with ZERO down I did... I got a pretty good price for a house in the city (prime area). |

Generally, if you can swing such a large down payment, the banks will go with a stated income loan, where they don't verify your income either through paystubs or W-2's or tax returns, but will "trust" the income you say you make. |

You can even do 100% with no income or asset verification. You do need to have a good credit score.

Yes you can, the lender will use a stated program. It will cost you. You will be paying a higher interest rate than if you went fully Documented. |
