Rubbish! You get the keys on completion, whatever day that may be! Historically though, Fridays are always busiest for estate agencies as a lot of people moving like the weekend to settle in! |

you get the keys to your house either the day before, or the day OF the closing...at least in my office.
I PERSONALLY give my buyers their keys when they do their final inspection/walk-through the night before the closing (providing there haven't been any red flags flown in terms of their financing...ie: their financing falls through at the last second..then the house technically isn't theirs yet.) |

You agree a completion date with the vendor. Your solicitor and their solicitor complete the sale on that day and the house is yours from the second the deal is done. You set the day of the sale, this is nothing to do with the estate agent. All the estate agent does is physically hand over the keys once the deal is done, they do that when the solicitors say the sale is complete. |

As above the keys are available on completion. This can be any day of the week although historically Friday is the busiest day for completions as it gives the weekend to settle in before you go back to work |

No. They give you the keys on the completion date. Once you've handed over your dosh, you are legal owner of the property and they keys are given to you to enter it. I've had keys on different days of the week. |

not really down to estate agents but more to the banks for the money transfer date it mostly takes place on a friday for the following reasons
1. money can only be moved about on weekdays so to get the most days (4) to do it then everyones money is usually ready by friday.
2. most people want to move on a friday anyway because they are off work the next day
3. you are stuck in a chain and if someone wants to move on a friday at the start of the chain then your stuck |

The real estate agents..it's not their choice of when you get the keys.
If you bought the house, the DAY OF CLOSING you should receive the keys, and I would inform the Realtor that tried to feed you that nonsense, that if you don't receive the keys at closing, that you'll be calling a locksmith and then suing the sellers for the fee.
The sellers won't like it when they find out the Realtor that they just paid a hefty commission to, didn't hand over the keys.
PS: Des is 100% incorrect...it has NOTHING to do with money transfer. The Federal Reserve has 5 wire deadlines EVERY DAY, and the last one goes out at 4:00 in the afternoon. Federal Reserve wires take no more than 1 hour....NOT 4 DAYS!!!
Funding, is another myth, once the Deed has been signed by the sellers and the HUD signed by the buyers and sellers, THE PROPERTY TRANSFER HAS BEEN MADE.
Those that think that MONEY or RECORDING is required for a property transfer, need to go back and learn Real Estate Law 101. They are simply the NEXT STEPS of the process. |
