Is it true when a realtor said that they will sell my house in 30 days or they will give me $1000 cash?

It state on their ad that "He or She will sell my house in 30 days at the price I agree on or he/she will give me $1000 in cash.

Never seen this, but I saw a trick where a realtor (during a somewhat better market) said they'd sell the house (in 60 days I think) or buy it themselves. The trick in this case was that the realtor was also an investor and would be happy to buy the house as an investment. However, to get this deal you had to start the price at what they considered fair market value (which usually was about fair market value) and then agree to lower the price incrementally over the 60 days. When the 60 days was up the house would be priced at 70% of its initial list price (ie at 70% of fair market value) or less, and the realtor/ investor would happily buy the place for 70% (or less) of fair market value.

In todays market I'll bet even 70% wouldn't be enough for this guy, but anyhow that was how that trick worked. Not sure about teh $1000 thing but I guarantee its some trick like that. Not a 1 in 100 chance that you'll end up getting a free $1000 out of this, but a real good chance the realtor will try to get you to commit to sell the place at below (maybe way below) market value. You don't get something for nothing (at least not often).

Watch out for any fine print on this one.

Does the house have to sell, close, or must they just get offer on it? Does it have to be full-price offer, or any lower amount you are willing to accept?

If so, be VERY careful of the wording of the offer. Do they promise to get you the ASKING price with no contingencies? There are soooo many ways to weasle out of an offer like that.

get it in writing (with all particulars like what do you have to do to get the house ready to show for example)
I know a broker that if he doesn't sell your house using his marketing plan - he will BUY your house! And he's done it before (but only had to do it twice - everything else sold)

Micki is correct. LOOK out there are no guarantees that you will get a fare offer. They may short sell it to themselves for way under fair market. Get a market study done on the value and demand in writing that price. Bet you will not get that part done by them. Could be a scam.

They'll sell the house for less than market value. Check the contract to see if you're allowed to refuse offers of less than market value. TANSTAAFL (there ain't no such thing as a free lunch!!) Always remember-the Realtor is working for a commission, not for your best interest.

you could give them a similar deal if the agent is trying to get you to list with them - if they get you an agreeable offer in 30 days, you'll pay them 6% commission, otherwise it's 5% for the remaining # months of the contract (typically 6 total)

All that means is that they will deduct $1000 from their fee at the time of closing. You still have to wait for them to sell it. If they don't end up selling it, then you won't realize that money. The $1000 comes off of a super high fee that they charge to begin with. I don't think that you would ever actually see that money. Be cautious....
