Is it unethical or hypocritical for a childless couple to buy a house in a good school district?
In populated areas, housing prices are influenced primarily by location (of course), but the school district can make a big difference too. Properties in good school districts generally sell faster and appreciate better.

Should the neighborhoods in good school districts be reserved for families with school-age children (i.e. society at large would benefit more) or should the free market be allowed to work, where anyone can buy anywhere they can afford to live?
Additional Details
I have no objection to it (describes me). But other housing areas in our neighborhood are designated "Seniors Only (age 55 or better)". Somehow that must be legal - I just wasn't sure if they'd try the same approach with families with kids.

I don't think that this is unethical or hypocritical. It would be very discriminatory to all if we were restricted in our choice of residence. Besides people who buy homes in or near a school district pay property taxes, part of which go to fund the school in their area, whether they have children or not. These areas usually have better value and therefore property taxes are proportionately higher, which gives the schools more money to work with, making for a better school, which in turn makes for a better community. Besides a young couple buying in a community like this, may be looking to the future of their own families when they are ready to start.

the neighborhoods in a good school district will lose money because if the Teachers are childrenless, There will be no schools to begin with.

But in the rounded matter of your question, no one would live up to that, but some will, causing a mass tug of war situation between economy and school reserved areas. Sadly, one of the two will have to go down. Economy is based on Homes, Banks, and Taxes and so on. If no one purchases a home, Banks will be foreclosing homes like crazy (may sound familar in Southern California Due to overpriced homes that no one can afford unless you have a good job.) Now, Schools are a tricky topic because no matter what school district, their will be a number of failing students. This will cause an uproar for the failing to be a huge waste of time for being reserved students. When another child in an unaffordable home could have been in the same kids shoes and did not fail. But this may not occur. but chances are still their. With harsh thinking you do pay for school, by paying for lunch, vending machines, fund raising and all of the "blind" things we won't care about because lunch is only 2 Dollars. But when you have 700 to 1000 kids with 2 dollars will range $1400.00 to $2000 a day. A lot of money Monday through Friday huh?

As a social opinon I think "reserving" homes for people with children is bad in every aspect of your money, my money and everyones money period. People would not switch homes for good school districts anyway, it can be pricey.

Interesting question.

The government allows senior housing developments, MH parks and apartment buildings. However, I suspect that if an area attempted to enforce a "families with school age children" only policy, they would meet with a host of lawsuits.

I don't think it is unethical to live in a good school district without children. Your home is an investment, and as you pointed out, being in a particular school district can enhance value.

i am impressed with your concern, however there is no one controlling this so buy whatever house you want. they will just keep building them anyway, perhaps to weigh your guilt when you sell it, ask your real estate agent to pick the best offer from a family with school aged children because if thats what is important to you, then create that impact yourself, the government isnt going to regulate such noble activities

If folks have to meet certain conditions to live in a neighborhood, does this not violate the Civil Rights Act? I think it does. I don't see the conflicts you raise, not at all. If we start restricting the right of buyers for reasons such as the one you mention, then might as well trash the Constitution and raise statutes of Lenin.

I see your point. I just don't see that it should infringe on the liberties of others.
