It is in fact not your home, it is the landlords. If you want to lose your security deposit or possibly face eviction by violating your lease, go ahead and get a pet, smoke and hang stuff on the wall. |

It isn't unreasonable because they are protecting their investment. But I do agree with you, there are some landlords who just take it to the extreem.
My landlord is great - I can do whatever I want to my place providing its done by professionals, Im allowed cats (only because I asked in writing).

The only thing I'd disagree with is hanging things on the wall. That should be permitted as long as it is done to minimize damage and the wall is restored at move-out.
All the other things are detrimental to the property. |

It is the landlord's property and not allowing pets is their business. If you want to have any of those things that that place does not allow, then move into a place that does allow them. Why would you think you have the right to move into someone's property and just do as you please. There are reasons for no pets. I've had pets allowed and one person locked his pet in a tiled room and left each weekend. The dog did his business all over the tile and got under the tile and the room reeked. I had to pay to have the tile removed and cleaned and new tile installed. That cost me over $500 years ago. It is simpler to just not allow pets. I've had people use huge nails and damage walls so I have severe penalties for any holes especially if in any trim wood. I guess it all goes back to having tenants that didn't take care of my property and it cost me more than their deposit to have things fixed plus the time involved means it takes longer to get the apartment rented again. That is all money out of my pocket. I'm just like you and this is how I make my living. How would you feel if it was your property and your $ and after a tenant left, they had ripped up an expensive carpet and replaced it with junk or like one tenant painted a room lavender oil paint over latex and not only was it peeling off the walls, they slopped the paint all over the good rug. And about smoking. . .when you leave the place stinks, the ceilings all have to be painted and the smell has to come out of the carpet. It just costs more money to the landlord so you just say no. And those that rent from me get a very nice place in very good condition. And by the way, there are those tenants that just wreck your apartment and then skip out and the place is just filthy. That's why I now charge a large deposit. You leave it like you got it minus normal wear and tear and you get it back. You want to screw me, I at least get that deposit to help defray my costs. Please look at it from my view.
. . .and look at the first answer. . .I paint my apartments with good paint that are available in a premixed color. I can buy the same color year after year and often I only have to touch up holes and smudges and a little damage. If someone repaints, then I have to repaint everything and can't just touch up. You can only put so much paint on a wall so repainting is not an option over the years. It's tenants that don't do what they agreed to that make landlord's make all the rules to protect themselves from those that don't keep their word. |

they can refuse pets and smoking as smoke can leave yellow stains and smells in the house wen the tenant leaves and some places are just not fit for pets plus pets can ruin carpets etc ... BUT
hanging pictures is a lil bit OTT you can however if you rent for a few years discuss with the landlord as he/she may be ok with it once they know what kind of a tenant you are |

Yes, that does seem unfair. However, the owner has the right to make rules and policies in many areas. The things you mention are not protected classes under anti-discrimination laws so there probably is no legal recourse if that is what you are seeking. Life is not fair.
These are great examples of the advantage of home ownership and part of the reason why most people strive to own their own home. You will probably never find a place where you can feel like the king as long as someone else owns your castle. |

Like you said its their home, so they can do what they want with it. That said, by placing so many restrictions on potential tenants, it sounds like they may have a hard time renting the home. I'd look for another place.... |

ya maybe about the smoking and some times pets but hanging stuff on the wall that's just not fair and come on the carpet we used live some were and your aloud to have pets smoke paint walls and change the carpet for you but the only thing e did is get a pet change have of the carpet to floor and paint the wall a different a different color. but don't forget it's there home but the should not so many rules maybe you should move |

It's the landlord's building, he can do what he wants as long as it's in the lease and doesn't violate the law
Your brother had the option of living in a building that didn't have these rules
That being said, I've had stupid things in leases that are just put their by lawyers, like you have to put carpets on the floor. I just did what I wanted. They could get you on the pet thing, but no one is going to get you for nailing up a picture. |

it isn`t your property you are just renting it so they can say what they want within reason, pets could damage the place and leave a smell without you realising so it would be hard to rent out again, smoking taints the walls but if it`s written in the contract that you keep the place decorated tastefully then it shouldn`t be a problem, as to changing carpets or wall hangings is a bit over the top, DSS are a pain to get money out of so that will be the reason for that. I rent out so I know what it`s like, I`m not that bad though, obviously you want to make the place like your own home. |

No holes in walls, no smoking and no pets is reasonable. No drugs,etc.
How about adding to the contract: No walking on carpet with your shoes on in the home, no visitors that smoke, no loud parties, etc.? Are these permissible? Is it improper to require tenants to manintain renal insurance. |
