Yes, 6% on a 30 year fixed is good - just make sure it's quoted with 0 pts and 0 origination fee. The 5.62% by bankrate.com that Daphnie references is bogus.

Always remember - rates are affected by your credit score, property type, down payment amount, loan product, points, origination fee, and loan term.

i wouldn't frown on it in today's market. i have 5.5% 15yr fixed. in my 5th year so far. you probably have a low enuf payment to double up and pay it off 1/4 of the time,huh?

Most definitely just make sure that you don't have any hidden stuff in the loan, read the full disclosure. I have an 8 % FHA for 30 years.

Don't forget about closing costs. Some lenders offer a good rate, then hammer you with all sorts of transaction fees which can cost you thousands.

Do not just look at interest rate, obtain a good faith estimate of closing costs from the lenders you are considering. That way you can compare apples to apples, not just closing costs.

I suggest seeing what you can do on a 15 year mortgage. The monthly payment isn't that much more and you pay back much less over the term.

This is a decent rate, but you can get a lower rate by shopping around a little, according to bankrate.com a 30 year fixed @ 5.62%.

Also consider buying down the rate. You can pay 1 or 2 points if can afford it. Speak to your Loan Officer to see what your option are concerning a buy down.

There's a trick to paying off a loan in less time.

As soon as you can after buying your house, get an ELOC (equity line of credit). DON'T use it for anything else but paying off your house. I'll tell you how to do it:

Your mortgage is a 30 year loan. Compound intrest accrues on the unpaid balance. The ELOC is simple interest. You don't want to pay a simple interest loan over 30 years, but if you can squeeze out a couple hundred a month, you can knock down tens of thousands of dollars off your 30 year loan by paying say 2,000 from your ELOC onto your 30 year mortgage, then paying the ELOC off with your 200 a month until it's paid off.

Removing 2,000 from the principle of a loan that compounds interest over 30 years saves you minimum 1,000 over that time.

By doing this over and over year after year, you can save bundles.

Another thing you can do to save money is to make sure that during the escrow you force them to show your title as a private property, not a commercial property. Property ownership is a constitutional right, and constitutional rights can't be taxed. They can only charge property tax on commercial properties.

If you ever get a property tax bill, just ask them why they're taxing a private property and they'll have to stop.
