I am a 25 year old single male. I am looking to buy a new home next year and I recently checked my credit score to get an idea of what I would be looking at. My credit score was significantly lower than I thought it would be. I am only at a 513. I have a bunch of accounts under collection from when I was younger, and quite a few medical accounts still open. My larger accounts have pretty good payment histories. I have never owned a home before, but I have a few good years of rental history. I recently purchased a motorcyle which will hopefully help my credit, but it is a very new account, so maybe it is hurting me more than helping. I tried to look up mortgage calculators, but I have no idea what kind of instrest rate I would be looking at. Also, I am not even sure if there are any companies that will finance me with such a low score. I have a job where I make about 60-80k a year, but I don't don't know if that will be enough. What are some quick things I can do to bring my score up? |

One way is to piggyback off someone with goodcredit. Another thing you need to do is dispute all those negatove accounts even if they are your accounts (9 x out of ten all wont respond within 30 days) therefore it would automatically fall off. The piggyback is the best especially if they have a card that with history and a low balance.

With that score, the maximum you can borrow is 80% of the value of the home. You would need to put 20% down or find a seller who is willing to finance you the 20%. If I were you, I'd hold off on buying right now, and instead work on satisfying those past due accounts. This will help you in not only purchasing a home, but in everything else you buy. |

If you're not looking to buy the home until next year, that's buys you a little bit of time to improve your credit score. You can fix your credit in as little as 6months to a year depending on how often you make payments. Keep up a stellar payment history for the next several months and you should have a better score when you're ready to apply for a mortgage.

i am a registered mortgage adviser. i can tell you that a poor credit rating will not stop you from getting a mortgage. you will find that there are specialist mortgage companies that can offer customers mortgages, the main draw back is that the set up costs forthe mortgage tend to be a little higherthan those found on the high street. the actual rate of interest being offered also tends to be higher based on the increased risk you pose to the lender. there may also be slightly higher penalties attached to the mortgage should you wish to end the contract early. A deposit of 10% or more is usually required. I would suggest that you contact your local indendent mortgage broker to find out more about these companies. Independent mortgage brokers usually specialise in this type off mortgage. Hope this helps |

You will most likely be able to buy a house you are just going to have to come up with a lot of $ down. Close out any accounts that are open and not being used. Alot of people keep credit cards open just in case, and they are what actually hurts your credit the most. Anything that you are not using close out ASAP. If you have anything that isn't current bring it up to date immediately. |

you should get a mortgage with that salary, your credit history reflects how much interest you pay, to improve your credit history you need to get credit and keep up with your payments, any companies that you have made late payments too in the past might agree to help improve your credit history if you ask them nicely, they are the only people who have the power to change your credit history!!!!! |

Bad credit is one of the worst problems to have... however there exists a solution.
I will hereby talk from my personal experience.
I did debt consolidation a couple of years ago, however If I had to do it again I would pay to some minor details,
if someone wants to get out of debt today it is pretty easy with a debt consolidation plan, however it may get a bit tricky at times, I suggest you get as much information as possible online on this first,

Get rid of the medical records on your credit try to get everything under 33% i.e. (Credit limit 10,000 balance 5,000 that is 50% now if your balance was 3300 your perfect) now you wanna do that to everything except of course your bike and mortgage, but pay off all your cards in delinquency as low as possible at least 33%.
