I am renting a room in a house that all my friends are renting out the rest of the rooms.
It is part of a local greek organization.

i live in california and here is the law
if the landlord wants to change any part of your rental agreement (which covers the sqft you orig rented)...she must give you a"Change of Terms to Tenancy" form outlinig what she is doing.
since it appears that she is taking sqft away from you - i would hope she is lowering your rent.
what she is doing is NOT correct and Unlawful....
i want to suggest that you open your white pages and call the "Renters Advocates or Renters Lawe Center:...these are free advise hotlines that can tell you what steps to take next.
she is wrong....and they can advise you on what to do.

didnt research it, but if the lease is for everything but that room, sounds weird and hard to enforce - but illegal, prolly not. if you rented the whole house and then she declared part of what you had rented off limits, then she has a problem, i think. |

My question to you is..are you renting a room?? If so then I would think that she would be able to limit your use of the home. If not..then she doesn't have a leg to stand on. Is she willing to reduce the rent for your not being able to have full privledges?? |

both you and your landlord are bound by the contract. If there is a change made before time on a lease is up, you have the power. If you don't have a lease and she wants a new contract which has stipulations you don't agree with, then don't sign it and give notice to vacate.

If it is stated in the lease that the living room is off limits, providing that you don't NEED access to the living room, it may very well be legal. It sounds like you're renting a room in the house, and not the whole house. If this is the case, legally, she may be able to cordon off certain rooms of the house within reason (bathroom, perhaps kitchen) |

Only if it was in your lease when you started to rent the house. If that is the case why rent the house???? If it was after it is totally illegal to do this... She must be really new. What was the exuse for closing off the living room? Does she live there too?? |

This is simple, If you are renting the house and have a rental agreement for the house then she absolutely can not do that. Now if you leased a room in the house that is different, Is there a contract? Generally renting a room entitles you to access living spaces in the house unless in the rental agreement it says otherwise. It is however very common that rooms be put off limits in rental agreements where someone rents out a room, like no access to the garage or to an home office. These things should be squared away before renting. You can claim that you were under the impression that you had acess to that room. If she changes her rules after you are in and living there, then you are entitled to some compensation, like lowered rent. Try talking nicely with the lady and see if you can get this worked out, she wouldnt stand a chance in court if she is changing the rules after you move in or even just after you signed the lease agreement. |
