Your landlord does have the right to come onto their property. If she's giving you advance notice, she's being polite: she doesn't have to.
She likely will just be coming to make sure you're maintaining the place relatively well and that nothing is broken. It's normal for a house to be slightly cluttered, it's not normal for it to be a pigsty. She can look under sinks and in closets or wherever she wishes-except within your private containers. If you have a clothing trunk or a jewelry box or something that's closed (and yours, not a closet that technically belong to her), she's not allowed to look inside of it. |

Most leases allow the landlord to come over with 24 hours notice. You should read your lease to see what it says about this. Some landlords like to check their properties from time to time to make sure they are not being damaged. If you are not damaging their property in any way you have nothing to worry about. |

yeah they are allowed, its annoying but they can pretty much make up any excuse to come over. if she has given you notice thats pretty lucky. I cant imagine she would look around at everything, probably just checking to make sure your not destroying everything or growing your own pot garden or something. |

She probably just wants to make sure that there isn't anything in need of repairing. If there is a problem with something, it is usually cheaper to fix it early rather than let it develop into something expensive.
Just make sure that you put away anything that you don't want her to see. |

READ your lease.
Yes, she can come make an inspection, with advance notice to you. She's checking to see if you are destroying her property, if you are a pig and inviting in rodents and insects, if anything needs fixing and how many people and/or pets are living there.
It's routine, normal, and usually pretty quick. Tell her if there's anything needing fixing. |

Normally, in my case, it's just a quick look-see, unless I see something that attracts my notice.
It's also a good time to check on that pipe repair I did or to be sure the exterminators work last year was successful. |

You obviously haven't read your tenancy agreement. Your landlord can enter the property after having given you the required notice. She will probably just want to check that everything is ok and you are not treating the place disrespectfully. After all, she has a major financial investment in that property and you would want the same courtesy if it was your money here, wouldn't you? It's nothing to worry about, just a check on the place, that's all. |

There are different rules in different places, but the standard rule of thumb is that if they give you 24 hours notice, they can enter the property. Its pretty normal, they are jsut trying to protect/maintain their property. Sometimes they just want to check on things like air filters, if you have central air, or just general conditions, sometimes they get a tip from the neighbors on something they are worried about, like if you have a pet & you are not supposed to. Sometimes its just to assess how good of a tenant you are. They do have the right, but you have the right to be present when they do. I wouldn't worry, unless you are doing something that you shouldn't be or have trashed the place. Most likely she won't look under the sink, or in the closet, but its possible. |

yes it is normal and there is nothing wrong with her coming by to check on her house...as to the coming in part 99% will not come in unless you are there..she is just checking to make sure there is no damage and that things are being taken care of...she might check the air filter see if anything is leaking or in need of fixing. |

Yes she is allowed to anytime as long as she gives you advance notice and you are home. She will probably just look around and make sure there are no holes in the walls and you aren't keeping 500 cats there without a litter box. She can't go rummaging through your personal things but if she knew there was a problem with the plumbing you might take a look under the sink if there is truly a repair that may need to be done. Its in her best interest to keep an eye on things and is only doing so to make sure you don't destroy the place. Unless she starts showing up unexpectedly or starts trying on your clothes try and understand where she's coming from. If you destroy the place she's the one who's left with it (and the problem of sueing you to get the money to repair damages :) ) |

In my state a Landlord has to have a reason to come over such as [Without notice] in case of emergencies like fire, smoke, or noxious odors or [2 days notice] for inspection and repairs, showing prospective buyers, etc. Landlord Tenant law is highly regulated in most states.
What I read into your question concerns privacy issues. Closets and sinks are filled with very personal items and should you be concerned about it?
The short answer is NO. Landlords aren't interested in your personal effects. They are interested in whether you are complying with the lease such as pets, smoking, and extra guests that may violate the lease and no unreasonable damage. The issue for them is the protection of the real property as an asset.
P.S. No landlord in 4 months is a good sign she has confidence in you. |
