You are right on the money. If you miss this opportunity you will be kicking yourself in the butt later.
The market has brought down the prices for both homes and condos. You just have to do the math and see what you will get for your money. If a condos HOA dues are too high you are better off just going ahead and buying a detached home. |

You could, but it would make more sense to wait a while until the market gets close to the bottom, and it is thought that it will continue to drop for a while. The lower you buy, the more it will appreciate when it goes up. In addition, it is hard to get a mortgage right now. Banks are still dealing with all of the foreclosures resulting from their loose credit policies over the past few years, so now they are being really tight about lending out money. |

Generally speaking, you're right. It's a buyer's market right now, but some places are better investments than others.
As far as appreciating again, real estate generally increases in value over time. In some areas, prices were overinflated before the downturn. It might take a while for a property to regain value.
Real estate is usually a better long-term investment than a short one. |

The housing market is in a correction, the prices rose faster than peoples income ans unsustainable situation which has now come home to roost. I do not see it bottoming out till at least spring of 09. Lessons learned in this is that they will not appreciate fast as they did in the 90's because too many people and speculators got burned, and it was an artificial appreciation fueled by speculators, and bad loans, and people just looking to make a quick buck. It will return to what it should be 2-3% per year. Homes should be a long term investment that is what was forgotten, and that is what caused this mess we are presently in. |

I've heard experts say that it is an ok time for people with money to spend to buy. If you dont have that much money to spend, maybe you should hold off on buying a house or a condo for now (because of the morgage problem) |

Two different questions there. Generally speaking, buying a house is always preferable financially to buying a condo. Condos have Home Owner Association fees every month, which can add a sizable payment onto your monthly housing costs.
With regards to the housing market, many markets are down, and although I don't believe we have hit the bottom yet, now is a good time to find a bargain because people cannot afford to sit on a property for so long before they sell.
The market works in cycles and if you hold onto the property, it will have equity pay down as well as soe appreciation in the future - depending where the property lives, of course

It's truly a buyer's market but beware! I saw a programme on TV about the housing market in the US. I saw beautiful houses in a lovely area and there had been so many foreclosures that the neighbours had gotten together and were cutting the grass and tidying the gardens of the empty properties to try to keep the prices stable for their own houses. And they were tearing their hair out with worry. One house had been sold for $100,000,00 less than they'd paid for it. Unless you are in this for the really, really long term I wouldn't touch property. Here in the UK, in places like Salford Quays, near Manchester, there are more for sale signs on flats than you'd believe as people try to get out of the buy to let market. So there is a saturated market and no buyers. USA and UK are in the same boat here. |

Yes it is. But don't overextend. Look for houses that are well under the current market prices. Even if they need a little work.
Look for bank auctions where they only want to get what is owed out of the house. |

yes its a good time to buy - yes homes will appreciate again eventually but keep in mind the avg home is only supposed to appreciate about 1-3% per year - it will not appreciate as fast as it did this past 7-9 yrs |

Summer time is not a good time to get a deal. Too many people trying to buy before the new school year and everything. Depending where you live the market is still moving downward. I would suggest that you find a couple of houses that you like right now that are for sale and check them out again in about a month see what they sold for or are they still on the market. (www.zillow.com) this site will let you know what the last sales price was. Anyway if you compare this month to next month you will get an idea if prices or are going up,down or maintaining. |

Well the current market suggest that people do not think house prices will appreciate anytime soon. Yes, you will make money on your investment if the value of your house appreciates (and it will eventually), but you have to decide if it will produce the greatest rate of return on your money. In other words, if the housing market is in a slump for the next few years, you will not only have lost money through your mortgage, but you will also have lost the money you could have earned had you invested elsewhere. |

Yes and No.
The trick is getting th lowest price possible, WITH the best interest rate. It doesn't matter if you saved $10,000 on the purchase if the interest rate goes up 2%!
But you're right. There is always a bottom and we are close to it. There is a doubling of prices every 10 years. You get to choose where to enter the cycle, hopefully. |
