If you can get a good loan from a good bank, then it's not a bad time due to the low house prices (in the US, at least). Banks are being really cautious, though, and you may have to hunt for a good rate. Remember not to buy more house than you can afford! |

Home prices will continue to slide as much as another 15% over the next 12-18 months. Although people are blindly optimistic, this is the reality. There are still too many loans made in 2006 and 2007 that haven't even escalated yet so when they come due, they will begin defaulting too, just like the last 18 months. Expect prices to bottom around 2010 or 2011, then expect a very, very slow upward turn. We're at the beginning of the S&L crisis of around 1989. Nothing really started taking off until 1993 so you do the math. It was 1995 before things started cooking. |

Now is a GREAT time to buy a house if you don't have to get a big mortgage.
Go to the biggest bank in town, sit down with one of the 'desk people' and ask them what they're trying to unload. Banks usually want to unload the mortgages that have gone into default. OK, so the houses might have devalued since they OK'd the mortgage, but if you can get a reasonable appraisal on a specific property, they might settle for less... it all depends on the market in your area.
With all the "financial gurus" blaming the meltdown of American Economics on the Mortgage Market... it's a no brainer! Banks want to unload any of these mortgages.
Once you find out the properties they want to unload, use zillow.com or some other 'market value' site and go back to them to make your offer.

It depends on where you are buying at. If you are looking in prime areas for example The Bay Area in California then yeah. Although house values won't go up in the near future ( my guess) NO ONE can say when the bottom will come, and the bottom also depends on what market and location you are buying in. I say buy know because trust me there are a lot of "bottom feeders" waiting, once they come out all they are going to do is get greedy and start overbidding on the houses. By the time it will be to late. If you are looking in areas for example like Tracy, Stockton, and Inland Empire I would wait another year. Anywhere closer to the ocean and big cities I think are going to start selling, especially the lower end houses. Also gas prices are going to force people to move closer to work and big cities and away from the big MC mansions in the Suburbs. That is my prediction, but my guess is just as good as any experts on the market because trust me they can't tell you either. You should be alright as long as your not trying to flip are invest in the house and are buying it to live in in prime location is the key. |

Yes it is, but I caution you to know the market very well in the area you want to live in. Have your Realtor run the solds for the previous 2 years on that neighborhood. It is best to be informed about the actual neighborhood, as each can have suttle differences from neighborhood to neighborhood. |

if you have good credit, than yes, it's an excellent time. if you have bad credit, than no...because banks are getting much more stringent on their qualilfication requirements. it isn't like it was 4 years ago. |
