She has shown it five times in the last three months, now she is telling us one thing the people are saying when she showed the house, should'nt she tell us the feed back every time, and not wait this long, so that we could have the time to fix the problem before the next showing

Sounds like a slacker to me.

You might want to have a talk with her. If that doesn't work, talk with her boss.

As soon as the contract expires, find a nother agent to list it with. Or ask her if you can get out of your contract with her.

You need to take a more active part in selling the house. Ask the realtor to explain what happened after each showing if you are interested in knowing right away. Your agent needs to know what is expected for your business. She can not change the real estate market.

I recently had to change real estate agents. It was a tough decision, but it was the right one.

The relationship between a buyer (or seller) and their agent is extremely important. You might as well be dating each other. Trust is extremely important. Once you srtat to have negative feelings, you will start to notice everything you don't like about her.

If you want to salvage the 'relationship', try telling her that you are committed to fixing what potential buyers have noticed. She might have a difficult time saying "While your collection of 1000 salt & pepper shakers shaped liked cats is impressive, buyers are turned off by the clutter". Whatever she tells you, don't take it personally. Take it as contructive criticism and fix the flaw if you can.

If the relationship can't be salvaged, don't feel bad about finding a new agent. However, re-read your contract to see how soon you can get out of it.

The other agents in the area should be showing hte house as well. The new electronic boxes record every agent that shows. Your agent should be following up with them as well, not just her own buyers. She will not just get more unbiased feedback (her buyers will be too polite), but also that gives her a chance to "sell" to the other agent, giving them a friendly nudge to push your home over the others.

Let your gut instinct be the judge, If you are questioning her ability now and its been 5 months, than you should consider a new professional. Think about the actual escrow and negotiations, you will second guess them from start to finish. In the los angeles market 5 months is huge, while you might love your house and are comfortable with how it looks now, think about who will buy your home? a first time buyer? a family? a single ? and project accordingly.

I understand your concern. Most of the time the agents showing the homes do not provide feedback. We try to gain that information as soon as the showing has been done. But most time the agents aren't willing to tell us anything. As for the length of time it took her, I do side with you. We give the feedback as soon as we receive it. The whole idea is to gain information regarding what buyers are saying, so that if there is a concern or issue it can be addressed before another buyer comes through. So my advise is to have a discussion with your agent about receipt of the information. If they continue to withhold it, you have every right to contact the agent directly that showed the home, just as you have the right to find a better agent to list your home. Communication is key in this business.

Many areas are experiencing a terrible slowdown in the real estate market, and many sellers are frustrated and losing money these days. You should expect your agent to be open to discussion with you about the selling process, and you should feel comfortable enough with her to mention your concerns. While your agent can't manufacture potential buyers to view your home, she certainly can and should provide timely feedback. Have you let her know you want that feedback, and have you made yourself available to receive it? Try speaking non-judgmentally but candidly about your expectations with your agent. Odds are you'll be happy you did. If not, you may want to consider switching companies/agents when your contract expires. Good Luck!

I agree, you should know a potential buyers feed back right away to eliminate the problem before the next showing. This is in your and your Realtors best interesst.

You said she addressed the problem before, can and did you change it, were you able to solve the problem? I am not trying to take her site but if this problem can not be solved and you and she both know about it, it does not make it better to always repeat it. It will not disappear by itself.

My concern is, why she is not showing it anymore and no other Realtor either? Is the problem so big that it made its round in the Real Estate Community? Or did the market just slow down?

This is something you need to discuss with your Realtor and ask her for her honest opinion and find a way either to solve the problem or reduce the price.
