Is renting really that bad?
My and husband and I are currently renting a beautiful townhome from a great couple. We are thinking about buying soon but we are in an expensive area (and want to stay here - great school district). We could afford to buy something, but our mortgage payment would be more than our current rent and that would mean giving up alot of things we do now - vacations (we like to go often), family outings - zoo, waterparks, movies, etc.

So, my question is, is renting that bad?

I have been rentng for about 10 years the nice thing is all I pay is rent the roof leaks not my problem pipe breaks not my problem, and if I decided I don't like the house anymore just pick up and move. Bad part it isn't mine

Renting isnt that bad, however owning a home is better if you can afford it. Great schools in a good neighborhood mean big taxes. Maybe look at homes "not so expensive" or a little "lower" than other homes. This way, you'll still be in the great neighborhood with good schools and still be able to afford those things. Or look at smaller homes with enough bedrooms to house you & the children. This is a great time to buy cause home owners keep lowering thier home. I would look around if I was you!
P.S. We wouldnt rent, if we had money to buy! You build equity in your home which is a great plus for expansion or even college costs!

After ten years in our house, one third of every payment goes to the equity in our home, in other words our home is a big bank account for us. Moreover, we payed $109 per square foot in 1997 and now similar houses in our neighborhood are going for $150 per square, so we used the bank's money to make money. Sure, we are paying interest to but it is about the amount a rent payment would be.

So my advice is buy a modest place you can easily afford on your income so you don't miss out on the benefits stated above plus the mortgage interest deduction. It doesn't even have to be free standing, it could be a townhouse or apartment. Also, max out your employer's retirement benefits, take full advantage of any match available. That way you can have a good life when you retire too.

Not when you justify it so it suits you. We had to rent for 5 years before we could build our home but I hated the thought that we were basically just giving money away every month with nothing to show for it in the end. We have a much better life now even though our mortgage and taxes are almost double what the rent was.

Renting is not bad. It is an optiion. When you rent you do not have the responsibilities of maintaining the property. It is good if you are paying low rent and you are saving every cent you can to purchase your own home. You never recover the rent. It belongs to the owner. With your own home if you decide to sell it , you get the money you have spent back with appreciation added to it as real estate goes up. It also fluctuates, it can go down as well but at least you get money back in your pocket. As well when you live there you pay no taxes as it is yoiur principal family dwelling. Another option is to buy a home and rent it out. The renters are paying your mortgage. When enough of the mortage is paid off you can remortgage at a lower rate and bring your monthly payments down to a level where you can live your lifestyle in comfort. But there are pitfalls to renting ...Getting good renters that do not destroy the place...It has its pros and cons.

It is and it isnt! Of course it's better to buy something, because then you have the equity that you could take out to do fun things later in life. Then, you would have something to fall back on if you get in a rut. But, with the way the real estate market is, you could get screwed in a few years & have lost money. Renting can be easy and cheap and if you get along with the land lords, thats great! You might be able to get a decent mortgage rate...I'd say talk to a loan officer, and see what you guys could get for mortgage rates. For all you know it could be cheaper that way! Renting is not that bad if you are happy with where you live and are able to change the house the way you want it. The money you are saving by renting vs buying you should save for when you want to buy or for your children's education and your retirement. If buying a place is going to affect your life in a way where it decreases your standard of living I would not buy now and wait until you can afford it and keep your current lifestyle or try and find another place to move to that you can afford and has what you are looking for.

In the long run, buying is better. However, if you and your husband could wait just a while longer, I think the housing prices are going to go down considerably, which means that the mortgage will go down. Don't do what my husband and I did which was rent for about 9 years. Think of where all that money goes - you have nothing to show for it. At least with a house and a mortgage payment, you get a tax deduction - you don't get that with rent.

If you buy then that would mean the house would be yours eventually and It's kinda like an investment for your future, when you retire then you can sell up and buy a nice place for your husband and yourself. I say buy if you can afford to do so then you have something to show for it from working all that time. sacrifice something, you cold still go on vacation maybe it would have to be local but hay at least it's giving your kids a better future. I've been renting all my life and wish that I could afford to buy as I'm living with my mom it's hard to do that,(we also live in a nice neighbourhood) I mean with renting you give your money away and have nothing to show for it down the track that's what I'm trying to say. Any way wish you luck with whatever you decide to do.

When you buy you have a right to do what you like with your property, within city ordinances, and you get a tax write off on the mortgage interest payments.
You also get to pay for whatever breaks, whenever it breaks, whether or not you can afford to at the time, and you get to pay property taxes, water, all other utility bills, and insurance premiums. You get stuck with whatever neighbors you get (usually some with real issues will move in right after you close!) You can always move, but you'll have to put up with selling.

When you rent, you don't get a tax write off, but you also don't have to make repairs, you don't pay property taxes, some units have some utilities included, and you can alter the property within the limits of the lease, or restore it when you move. You also get an increase in rent annually (whether or not improvements have been made) and sometimes you don't get to control heat or air-conditioning, so you freeze in winter and swelter in summer. If you are wise you'll buy renter's insurance, but the premiums are considerably less than those on a house. You also get stuck with whatever neighbors you get (usually some with real issues will move in or resume being the neighbors from hell right after you sign a lease.) At the end of the lease you can always move.

You decide what's best for you.

We use to rent for $1300 a month in a 700 square foot area close to work. Now we saved enough to buy a few houses. Have a house purchasing savings goal, then renting is not bad.

When the time is right you may buy intill then have fun.

I think so, because your missing out on a lot of equity you could be building up, for when your ready to move somewhere else. I currently rent because at the time me and my husband (we've recently married) were in the midst of doing so many things. Now home ownership is important to us so were looking to buy our first home. In our situation we pay way more rent than what our mortgage would probably be, and we miss out on all the benefits of owning our home. Our landlord is making out like the fat rat.

It seems like you perfer renting, renting does have less responsibilities.
But a home gives you your own yard, you can decorate your way, more freedom but less money.
I rented along time and even though a house is alot more money, we are free to do what we want and not worry about neighbors.
