First, you have to have approval from your lender to do a short sale. On an investment property, that might not work too well. A short sale does have a negative impact to your credit, but not as bad as a foreclosure or bankruptcy. |

Either a short sale or a foreclosure is going to seriously degrade your credit standing. A short sale still results in the lender taking a financial loss, due to your failure to honor a major financial commitment. You can consider a short sale as nothing more than a way to help the lender avoid a foreclosure action, finding a buyer for them ahead of time. However, the net financial result for the lender is similar in both cases. And your credit will suffer accordingly. |
