Depends on the area of the country. West coast, definitely yes. Florida, definitely yes. Everywhere else...a definite maybe. Depends on the fallout of the collapse of the sub-prime lending industry. ie, how bad does the market get flooded with foreclosures. How difficult does it become to get a mortgage, etc. |

Housing prices?? Depends on your location. Often the new houses now are cheaper than an existing house. But, when adding the pool and landscaping in the old home it might actually be cheaper. Saw a thing on TV where the average landscape in this particular neighborhood was $250k.. and Centex the builder was selling new houses for less than ones they sold last year.
I sold a house for my price. but same house in diff part of town was selling for $20k less. Location means a lot.
Everyone thinks they are getting a deal, but with some of the bank fees added to the mortgage balance it is not such a sweet pie after all. |

The only housing market that maters is the housing market where you are wanting to buy or sell. That may be one small neighborhood. So what is happening nationally or world wide in house prices doesn't matter to most of us.
In your local area you can guess at this answer by asking a few questions:
How do people feel about the job market? Do they think they have a secure future in their job or in one like it? (That would make them more likely to feel ok about taking out a 30 year loan).
How many homes are on the market as opposed to how many sold in the last three months? A healthy market has about the same number. A hot market may have less for sale than sold over the last three months. With more on the market sellers might reduce their price to get their home sold before the others.
The only questions that might matter and have the same answer all accross the nation would be about mortgages.
Are mortgage companies making harder or easier to get a loan? (this would make it harder to sell a house). Do most people (investors mainly) think we are going to have significant inflation over the next few years? (this would cause interest rates to increase).
Other questions specific to your area would concern how attractive do you think your neighborhood, schools and parks and city in general are.
I hope you can see how these answers might be very different for people in one city from another. |

slowing rather than falling..but remember the banks will add their losses and that in the next few weeks..so there will be less credit avaliable..that's when we will see the falling...its started up in East Midlands and Sunderland...there is negative equity up there and if Northern Rock sheds jobs Newcastle is in serious trouble... |

Yes. Several thousands of houses re-possessed and more in the pipe line. Recent bank rate reduction of .25% will not help that much. Many properties now being sold at well below the asking price.
With the credit squeeze and lenders becoming more fussy whom they lend to the trend is likely to continue for a while.
It's slowly becoming a buyer's market. |

Many believe so. Fixed rate mortgages coming to the end of their term, credit no so easily obtainable, the 'must have everything NOW' people will have to tighten their belts, if their finances are over-extended ... trouble!
Some buy-to-let landlords are not able to get enough from rents to cover the mortgages they took out, this could force them to sell at a loss. |
