Is the housing slump almost over?
Just wondering what your opinions were. I'm looking to buy a home in Minneapolis and wondering if you think I should buy now or if prices might get lower and its worth the wait......

Obviously nobody knows for sure, but what are your opinions?

The house slump is a media made issue.

This is a big country with a complex housing market dynamic.

You need to do the research in the markets you wish to participate in.

The ideal situation is to sell in a hot market and buy into a market that is at the bottom of the slump at the same time.

Minneapolis is a sizable market. There should be many neighborhoods in that town that have good resale value and others that have poor resale value.

Rules of thumb:
Do your own research. Yes that is what the Realtor gets paid for but remember the Realtors both yours and the seller's get paid by the seller. So again remember the only person who is looking after your interests is you.
Buy into a neighborhood you want to live in. A house is a place to live first and an investment 2nd.
Buy a house you can afford. Don't over extend your finances.
Buy into a neighborhood that has documented good increase in resale value. You want a house that will appreciate. It does no good to get a good price on a property and then find it has not appreciated or you can't sell it.

The preceeding housing boom and resultant price increase was on a scale unprecedented in U.S. history. That means that the ensuing "correction" will take much longer than the average correction. Expect this correction to take another several years at a minimum, as prices have now only started to decline. Historically, house prices have been slow to decline as people are reluctant to sell at a loss. However, eventually people will be forced by economic circumstances to lower their prices. Meanwhile several trillion dollars of adjustable rate mortgages are set to reset to higher interest rates over the next 2 years which will compound the problem. Lastly, foreclosures are already running at historically high levels and the economy is still in expansion. If the economy slows materially (recession) then the housing market will fall hard.

It appears that the market will remain soft for awhile, so just keep an eye out for a house you really like and make a lower offer - one you think you can afford to make. It's as much about interest rates, too. Keep an eye on them, and stay away from variable rates!!! And find a real estate agent you can trust as a birddog for your style of home.

I don't know about minniapolis. Much of Florida is still in a slump and will get worse. We have high taxes and insurance (because of the hurricanes) which is preventing people from buying.

dont know about over there in minni, but in michigan it will never turn around im convinced of it

I don't think the housing slump is over just yet but i wouldn't wait too much longer to be on the safe side. The way it is looking now though you could get some pretty good deals.

talk to an appraisor and a realestate agent. they will tell you exactally when the realestate is at a low, and when its predicted to be at a high again.
