the most important thing is that you have to be happy with it and can see it's potential. It is difficult sometimes to see things critically as the tendency is to look through rose coloured glasses. Don't buy in a hurry. Do your homework---- check with the council and road works planned in the area chat with the neighbours. Check traffic problems at various times in the day. Have inspections done on the building. It is better to know up front than to find out later. Be cautious it is a big commitment returns on residential properties are very low and in the present trend selling down the track may not be an addition to that return. Commercial properties may have better returns but you can lose tenants and new tenants are not easy to attract hence you end up with a negative income not a good place to be.-----and I have not mentioned the stress ! from all the goings and comings |

As an investment, location is almost certainly more important than condition. However, as a home to live in, condition would probably be more important.
The most sensible approach to managing the location/condition trade-off is to decide up front what is the MINIMUM level of house you'd be satisfied with. Then buy a house of that standard in the very best area you can afford. |
