Is the tenant or the landlord responsible for robbery damage to a rental home?

Landlord
In CA it is the tenant, it is their damage. However, it is covered under their renters insurance. It is NOT covered in the landlods insurance, we could not claim that even if we wanted to.

The landlord's insurance covers damage to the property. The tenant's insurance covers damage to personal property, unless the landlord was negligent - i.e. didn't fix a faulty door lock or window locks or something of that nature.

Just be sure to get copies of the police report for your records.

The tenants renter insurance should cover it. It is not the landlords fault you were robbed.

All good answers here. I agree. Everything should be in writing. You, as the tenant are responsible to secure the home at all times. You should have renters insurance (covering YOUR possessions) & the owner should have insurance also (covering structure & liability).E-mail me Theresa D, there is some info you should be aware of.

Did you lock the house? As the tenant you should have some type of insurance. I know my tenants have insurance...it is in our Lease agreement. Read your lease agreement. You as the tenant are responsible for taking care of the property while you are living there to some extent. You can not expect the landlord to make sure you lock up when you leave! On the other hand, the landlord should have Non-Owner insurance which might cover some of the damage.
